This is a fully remote position, open to applicants in United States.
• Create and oversee a multi-year portfolio strategy for data center shell capacity in key geographical areas.
• Convert compute predictions, IT-load needs, rack-density expectations, power timelines, cooling demands, and deployment schedules into site and building specifications.
• Assess when shell capacity needs to be secured, designed, built, commissioned, and prepared for technical fit-out.
• Merge land, utility, interconnection, permitting, design, procurement, construction, commissioning, and network readiness timelines into a cohesive capacity overview.
• Identify capacity shortages, scheduling conflicts, stranded-capacity threats, and dependencies that might hinder timely infrastructure operations.
• Develop scenario models that compare self-building, leasing, colocation, and strategic development-partner alternatives.
• Analyze delivery pathways based on schedule, cost, control, flexibility, reliability, scalability, and execution risks.
• Suggest phases for campus, building, and utility that maintain options while meeting immediate deployment needs.
• Review third-party proposals, facilities, schedules, technical specifications, and commercial structures against OpenAI’s standards.
• Collaborate with capacity planning, energy, real estate, site development, design, construction, commissioning, networking, finance, legal, and commercial teams.
• Set planning assumptions, readiness criteria, decision thresholds, and governance for progressing opportunities into execution.
• Develop dashboards and executive-ready materials that convey capacity supply, demand, timing, assumptions, dependencies, and significant risks.
• Assist in investment, build-versus-partner, geographic prioritization, and portfolio allocation choices.
• Establish repeatable planning frameworks and playbooks for scaling shell-capacity decisions across various regions and infrastructure generations.
• A minimum of 8 years of experience in data center development, infrastructure planning, capacity planning, real estate development, construction planning, program controls, or a related discipline.
• Proven experience in developing or managing portfolio-level strategies across multiple data center locations, buildings, or infrastructure initiatives.
• Deep understanding of the data center development lifecycle, which includes site readiness, power delivery, design, permitting, construction, commissioning, and operational handover.
• Capability to convert technical and demand specifications into facility capacity, scheduling, and phasing decisions.
• Strong quantitative and scenario modeling abilities, including the capacity to work with incomplete or evolving assumptions.
• Experience in assessing competing delivery strategies and articulating cost, schedule, flexibility, and risk trade-offs.
• Excellent cross-functional program leadership skills and the ability to foster alignment across technical, commercial, and operational teams.
• Outstanding written communication and executive presentation skills.
• Ability to thrive in a fast-paced environment where requirements, assumptions, and timelines may shift rapidly.
• Preferred: experience in planning hyperscale data center campuses or infrastructure for high-density computing.
• Preferred: knowledge of powered land development, utility and interconnection schedules, and campus-level power phasing.
• Preferred: experience in evaluating self-build, build-to-suit, wholesale colocation, and third-party development models.
• Preferred: understanding of high-density electrical, mechanical, cooling, and network infrastructure needs.
• Preferred: experience collaborating with developers, capital partners, colocation providers, utilities, engineering firms, and construction organizations.
• Preferred: experience in creating portfolio planning systems, capacity dashboards, or executive decision frameworks for large infrastructure programs.
