
Cost Manager – Commercial Real Estate Construction

This is a fully remote position, open to applicants in United States.
• Deliver cost management services throughout the entire project lifecycle for commercial real estate construction projects across the United States.
• Provide guidance to clients on procurement strategies and oversee vendor prequalification, proposal evaluation, bid leveling, bid interviews, recommendations, and appointments.
• Oversee project estimating, encompassing construction costs, fees, direct work, and additional expenses.
• Review and present estimates, value engineering suggestions, and risk evaluations to clients.
• Meet with vendors to review, validate, and scrutinize costs, utilizing benchmark data from similar projects.
• Establish cost-reporting schedules and review as well as present cost reports and forecasts.
• Assess project budgets and spending forecasts with clients while maintaining commercial risk registers.
• Conduct periodic meetings with project teams and vendors.
• Manage cost-control processes, assess payment applications, determine contractor entitlements, handle change orders, and resolve contractual disputes.
• Oversee and monitor invoicing.
• Benchmark performance against successful commissions.
• Manage final accounting, post-contract audits, and account closeouts.
• Execute post-contract reviews, document lessons learned, and create training materials.
• Develop project handover procedures.
• Utilize and prepare bid analysis sheets, change control forms, cost estimating software, and take-off software.
• Comply with applicable SOX control responsibilities.
• Bachelor’s degree in construction management, cost management, quantity surveying, engineering, or a related construction field.
• A minimum of 3–5 years of relevant experience in a cost management position within the construction industry.
• Experience in supporting cost management for medium to large-scale construction projects.
• Strong understanding of construction industry technical matters, including procurement methods, value management, and value engineering.
• Excellent communication skills.
• Experience in construction consultancy is highly preferred.
• RICS accreditation or progress toward it is considered advantageous.
