Cost Manager – Commercial Real Estate Construction

This is a fully remote position, open to applicants in United States.

📋 Description

• Provide guidance to clients regarding procurement strategies and oversee vendor prequalification, bids, bid leveling, interviews, and appointments.

• Supervise project estimation for construction, fees, direct work, and other expenses.

• Evaluate and present estimates, value engineering suggestions, and risk assessments to clients.

• Analyze, validate, and question vendor costs using benchmark data.

• Create cost reporting schedules and review and present cost reports and forecasts.

• Maintain commercial risk registers and conduct meetings with project teams and vendors.

• Oversee cost control, payment application assessments, contractor entitlements, change orders, payment requisitions, and contractual disputes.

• Manage and track invoicing processes.

• Compare performance against successful commissions.

• Handle final accounting, post-contract audits, and account close-outs.

• Perform post-contract reviews, document lessons learned, and create training materials.

• Establish project handover procedures.

• Utilize Bid Analysis Sheets, Change Control Forms, cost estimating software, and take-off software.

• Comply with relevant SOX control responsibilities.

⛳️ Requirements

• Bachelor’s degree in construction management, cost management, quantity surveying, engineering, or a related construction field.

• Minimum of 3–5 years of relevant experience in cost management within the construction sector.

• RICS accreditation or progress towards it is advantageous.

• Experience in cost management for medium to large-scale commercial, corporate interiors, workplace, office, or regional hub construction projects.

• Construction consultancy experience is highly desirable.

• Strong understanding of technical matters in the construction industry, including procurement routes, value management, and value engineering.
