Cost Manager – Commercial Real Estate Construction

This is a fully remote position, open to applicants in California.

📋 Description

• Deliver cost management services throughout the entire project lifecycle for commercial real estate construction initiatives.

• Provide guidance to clients on procurement strategies and oversee vendor prequalification, proposals, bids, bid leveling, interviews, and appointments.

• Create, review, and present project estimates, budgets, value engineering proposals, and risk evaluations.

• Meet with vendors to assess, validate, and question costs using benchmark data.

• Set up cost reporting schedules and review as well as present cost reports and forecasts.

• Maintain commercial risk registers and facilitate meetings with project teams and vendors.

• Oversee cost control, payment application evaluations, contractor entitlements, change orders, payment requisitions, and contractual disputes.

• Supervise and track invoicing procedures.

• Benchmark performance against successful commissions.

• Manage final accounting, post-contract audits, and account closures.

• Conduct post-contract evaluations, document lessons learned, and create training materials.

• Develop project handover protocols.

• Create and sustain parametric and hybrid cost models for estimating, benchmarking, and scenario analysis.

• Generate detailed cost estimates and budgets for new constructions, renovations, and tenant improvements.

• Align cost plans with timelines to manage cash flow, accruals, and forecasting.

• Support AI-driven cost modeling tools and scalable cost intelligence platforms.

• Execute process enhancements and collaborate with technical teams on digital cost management solutions.

• Partner with clients and project teams to harmonize scope, cost, and delivery strategies.

• Convey cost and risk insights to senior stakeholders.

• Contribute to enterprise cost strategies, capital planning, and long-term forecasting.

• Mentor team members and promote continuous improvement.

⛳️ Requirements

• Bachelor's degree in construction management, cost management, quantity surveying, engineering, or a related construction field.

• At least 3–5 years of relevant experience in a cost management position within the construction sector.

• RICS accreditation or progress towards it is advantageous.

• Experience in supporting cost management on medium to large-sized construction projects.

• Strong preference for construction consultancy experience.

• Solid understanding of construction industry technical aspects, including procurement methods, value management, and value engineering.

• Excellent communication skills.

• Ability to work effectively in multidisciplinary project teams.

• Client-focused and proactive mindset.

• Strong analytical and stakeholder management abilities.

• Capability to manage multiple priorities.

• Familiarity with bid analysis sheets, change control forms, cost estimating software, and take-off software.

• Proficiency in adhering to client financial policies, contract stipulations, and applicable SOX regulations.
