Contract Analyst – Mid-Level

This is a fully remote position, open to applicants in Brazil.

📋 Description

• Oversee the entire lifecycle of real estate lease agreements, from creation to termination.

• Monitor expirations, renewals, rent modifications, extensions, and contract terminations.

• Ensure adherence to contractual obligations by both landlords and the company.

• Maintain an updated contract database within corporate systems.

• Lead negotiations for lease renewals and rent assessments.

• Assist in negotiations for new leases, mutual termination agreements, and amendments.

• Collaborate with property owners and property management firms to address any outstanding issues.

• Review and confirm charges related to rent, condominium fees, property taxes, and other expenses.

• Ensure the correct application of contractual adjustment indices.

• Aid in preparing the annual budget for real estate expenditures.

• Manage accruals and oversee budget implementation across the portfolio.

• Organize and manage contractual documentation.

• Ensure that contracts, amendments, and other documents are properly signed and archived.

• Support both internal and external audits.

• Collaborate effectively with Legal, Engineering, Network Expansion, Finance, and Tax teams.

• Assist in site deployment, decommissioning, and regularization processes.

• Provide contractual information to facilitate decision-making.

• Maintain ongoing relationships with landlords and property management firms.

• Resolve conflicts and discrepancies related to contracts.

• Monitor notices and requests concerning properties.

• Track indicators related to expirations, savings achieved through negotiations, delinquencies, and document regularization.

• Suggest enhancements to contract management processes.

⛳️ Requirements

• Bachelor’s degree in Business Administration, Law, Engineering, Real Estate Management, Economics, or a related field.

• Experience in the administrative management of lease agreements.

• Proficiency in contract negotiations.

• Background in financial control of contracts.

• Preferred experience in telecommunications, infrastructure, energy, retail, or large real estate portfolios.

• Familiarity with urban lease legislation (Brazilian Tenancy Law).

• Knowledge of contract management principles.

• Understanding of adjustments based on economic indices (IGP-M, IPCA, etc.).

• Basic knowledge of contract law.

• Advanced skills in Excel.

• Proficiency in Power BI is preferred.

• Experience with ERP systems (SAP, Oracle, or similar).

• Familiarity with document management tools.

• Experience managing contracts for telecommunications towers, rooftops, and technical sites.

• Understanding of easements, rights of use, and infrastructure sharing.

• Experience with network expansion and decommissioning processes.

• Knowledge of real estate management KPIs.

• Experience with contract audits and recovering improperly paid amounts.
