Construction Estimator / Purchasing Coordinator

This is a fully remote position, open to applicants in Philippines.

📋 Description

• Analyze architectural designs and construction documents to create precise, detailed estimates, cost breakdowns, and project budgets.

• Distribute plans and specifications, request competitive bids, evaluate proposals, and compare pricing options.

• Develop, maintain, and update construction specifications in accordance with client meetings, design choices, and project requirements.

• Coordinate the procurement of materials, verify pricing and availability, monitor lead times, and ensure prompt delivery.

• Collaborate with Project Managers to forecast material needs, subcontractor schedules, and procurement requirements.

• Prepare, price, document, and monitor client change orders throughout the duration of the construction project.

• Maintain project budgets, vendor pricing, estimates, bid comparisons, purchasing records, and associated documentation.

• Identify opportunities for cost savings and purchasing efficiencies while upholding luxury residential construction quality standards.

• Oversee estimating and purchasing timelines, follow up with vendors and subcontractors, and proactively manage potential delays.

⛳️ Requirements

• A minimum of 3 years of experience in residential construction estimating, ideally involving custom-built or luxury homes.

• Strong knowledge of architectural plans, construction specifications, building materials, and residential construction methodologies.

• Proven experience in coordinating subcontractor bids, vendor quotes, material procurement, and project budgets.

• Proficient in construction estimating tools, project management software, and related applications.

• Familiarity with JobTread is advantageous but not mandatory.

• Exceptional organizational, analytical, communication, and time-management abilities.

• Keen attention to detail and the capability to maintain precise cost estimates, project specifications, and purchasing records.

• Ability to juggle multiple projects, prioritize competing deadlines, and work proactively with project stakeholders.

• A solutions-oriented approach with the capacity to identify cost discrepancies, foresee procurement challenges, and propose practical solutions.
