This is a fully remote position, open to applicants in Japan.
• Oversee a substantial volume of commercial real estate transactions from initial inquiry to the execution of lease or purchase agreements.
• Ensure that locations fulfill location, technical, and cost criteria while monitoring critical deadlines and stakeholder timelines.
• Draft key terms for Letters of Intent and assist with the legal review of leases and associated contracts.
• Manage closing checklists and confirm that zoning, title, survey, and environmental contingencies are resolved.
• Facilitate communication between Moove headquarters and the team in Japan.
• Serve as the primary point of contact during cross-functional due diligence processes.
• Collaborate with project delivery teams to verify site buildability and availability of power.
• Coordinate zoning, land-use, and permitting assessments with both internal and external legal counsel.
• Work alongside the Finance team to ensure the economic terms of deals align with CAPEX and OPEX models.
• Prepare succinct Investment Committee memoranda and summaries for Go/No-Go evaluations.
• Conduct pro forma analyses and sensitivity assessments under various utility-rate and construction-cost scenarios.
• Maintain up-to-date and accurate records in the real estate database using tools such as Google Sheets and Asana.
• A bachelor’s degree is mandatory.
• At least 7 years of professional experience is required.
• A minimum of 3 years of direct involvement in commercial real estate transactions, development, or real estate private equity is necessary.
• Proven experience in managing transactions from LOI to execution is essential.
• Strong expertise in Excel or Google Sheets for financial modeling is required.
• Business-level proficiency in both written and spoken Japanese and English is necessary.
• Preferred: A bachelor’s degree in Real Estate, Finance, Business, or a related field.
• Preferred: Experience with infrastructure or industrial assets, including data centers, solar farms, logistics, or EV charging.
• Preferred: Knowledge of municipal zoning and land-use entitlements.
• Preferred: Familiarity with commercial or industrial real estate leases.
• Preferred: Understanding of the dynamics of the Japanese real estate market, local regulations, and public bidding procedures.
• Ability to synthesize complex information and foster cross-functional consensus is essential.
• Organized thinking, initiative, risk awareness, and a collaborative working style are required.
• Fixed overtime allowance ranging from ¥1,180,493 to ¥1,362,108 per annum for 18 hours of overtime each month.
• Additional payment for overtime that exceeds 18 hours per month at the statutory premium rate.
• Business travel expenses will be reimbursed separately.
• 120 annual holidays, which include weekends and 16 national public holidays.
• 10 days of paid annual leave after 6 months of employment with a minimum attendance rate of 80%, increasing with tenure.
• 3 days of company-paid sick leave provided each year.
