Commercial Property Accounting Specialist

This is a fully remote position, open to applicants in Philippines.

📋 Description

• Take charge of the entire collections standard operating procedures (SOP) and escalation process, from initial 10-day follow-ups to legal referrals.

• Examine tenant accounts, ledgers, and lease agreements prior to outreach to guarantee billing precision.

• Execute professional follow-up calls and dispatch formal notices/demand letters to overdue tenants in the US.

• Maintain the Aging Masterfile and provide month-end delinquency reports to leadership.

• Act as the primary internal contact for external property managers, vendors, and utility companies.

• Manage tenant maintenance requests, obtain competitive bids, and approve vendor invoices.

• Monitor and process the execution of SNDAs and Estoppel Certificates.

• Conduct annual CAM/OPEX reconciliations and make decisions regarding move-out security deposits.

• Support leadership in budgeting, variance analysis, and tracking monthly loan statements.

⛳️ Requirements

• Minimum of 3 years of experience in US Commercial Real Estate, Property Management, or Property Accounting.

• Proven background in Collections / Accounts Receivable with direct experience in performing phone-intensive collection calls in the US market.

• Practical expertise with AppFolio, Yardi, or comparable property management software.

• Strong skills in Excel/Spreadsheets, including creating trackers, data cleanup, Pivot Tables, and VLOOKUPs.

• Fluent in spoken and written English communication with a confident, assertive, and professional demeanor.
