Senior Scheduler, Data Center Due Diligence – Preconstruction

This is a fully remote position, open to applicants in New Mexico.

📋 Description

• Evaluate developer construction schedules, focusing on logic, critical path, near-critical activity credibility, float, and sequencing.

• Validate the feasibility of delivery dates, power connections, commissioning, and testing timelines against established benchmarks.

• Analyze equipment and staffing plans, including long-lead equipment orders and resource allocation.

• Assess whether labor and materials supporting dates are firm commitments or merely assumptions.

• Differentiate between confirmed, estimated, and developer-claimed information.

• Identify risks associated with long-lead equipment, permitting, utility connections, seasonal weather, and tight commissioning timelines.

• Monitor schedule changes between reviews and highlight significant variances along with their likely causes.

• Evaluate realistic acceleration options when schedules are at risk.

• Ensure clear documentation of schedules and risk transfers to onsite construction teams at the commencement of construction.

• Establish standards, checklists, testing depth, and evidence requirements for schedule assessments.

• Review critical team findings for quality assurance prior to client delivery.

• Create and sustain schedule benchmark libraries.

• Develop and enhance templates, tools, and checklists as the portfolio and team expand.

• Comply with SOX control responsibilities where applicable.

• Support a confidential hyperscale data center client while collaborating with developers, clients, onsite construction teams, and internal reviewers.

⛳️ Requirements

• Over 10 years of experience in planning and scheduling.

• Strong preference for data center or other mission-critical facility delivery experience.

• Ideally based in or near San Francisco, CA or Northern VA; remote candidates will be considered if they can travel occasionally for site visits and team collaboration.

• Proficient in P6 or equivalent scheduling software, with a solid understanding of logic, critical path, and float credibility.

• Familiar with earned value management (EVM) or similar methods for measuring progress.

• Practical understanding of long lead equipment timelines, utility and energization sequencing, permitting, and commissioning/testing durations in complex facility construction.

• Knowledge of acceleration levers in data center construction.

• Capable of delivering challenging findings to developers directly and professionally under tight deadlines.

• Able to work with incomplete or outdated information and clearly state caveats.

• Demonstrated ability to manage competing priorities across multiple concurrent projects and team workloads.

• Strong written communication skills.

• AACE PSP or PMI-SP certification is advantageous but not mandatory.

• Technologically adept, including proficiency in MS Suite and Google Workspace alongside scheduling software.

• Extensive experience in data center development, mission-critical facilities, or complex technical and hyperscale buildings is highly preferred.

• Must be willing to travel approximately 3 days per month, along with occasional site visits and team collaboration.
