Senior Financial Analyst – Real Estate Investment and Advisory

This is a fully remote position, open to applicants in Egypt, +1 more country.

📋 Description

• Collaborate closely with the Managing Director and oversee analytical workstreams in areas such as real estate market research, Highest & Best Use evaluations, feasibility assessments, development economics, and investment analysis.

• Execute real estate market analysis, focusing on supply, demand, pricing, rental trends, and competitive developments.

• Evaluate real estate investment prospects and assess their financial viability and profitability.

• Conduct assessments for Highest & Best Use, feasibility, gap, and alternative-use scenarios.

• Develop, maintain, and review comprehensive financial models and development cash flow models from the ground up.

• Model development costs, revenues, operational assumptions, funding requirements, debt, interest, equity needs, and project cash flows.

• Perform development appraisals and residual land analysis when applicable.

• Analyze investment performance using metrics such as NPV, unlevered and levered IRR, equity returns/multiples, along with other investment indicators.

• Carry out sensitivity and scenario analysis encompassing costs, revenues, timelines, financing, and market assumptions.

• Investigate comparable properties, competing projects, market conditions, and relevant economic indicators.

• Evaluate alternative real estate uses, development strategies, and investment opportunities.

• Create executive presentations and advisory reports.

• Transform complex financial and market insights into actionable recommendations, emphasizing assumptions, risks, and trade-offs.

• Ensure data validation, review model assumptions, and maintain precise, transparent financial models and support analysis.

⛳️ Requirements

• Bachelor’s degree in Finance, Accounting, Economics, Real Estate, Business Administration, or a related discipline.

• 3–5 years of pertinent experience in real estate advisory, development, investment, or market research.

• Prior or current financial experience in the real estate sector is essential.

• Demonstrated ability to independently create integrated financial models from scratch, including linked financial statements, project cash flows, and investment returns.

• Practical experience in conducting real estate market research, feasibility studies, supply and demand evaluations, and gap analyses.

• Experience in preparing investment reports and executive-level presentations.

• Preference for candidates with exposure to real estate feasibility studies, cash flow modeling, sensitivity analysis, and investment decision support.

• Familiarity with the KSA or GCC real estate market is a plus.

• Strong financial modeling and analytical capabilities are required.

• Comprehensive understanding of investment analysis, financial statements, cash flow forecasting, and investment return metrics.

• Advanced skills in Excel and PowerPoint are mandatory.

• Familiarity with Power BI, Power Query, GIS, SQL, or Python is advantageous.

• Strong market research skills, including data quality assessment, source validation, and evidence-based conclusions.

• Excellent communication and presentation skills in English.

• Ability to convey complex financial findings clearly to senior stakeholders.

• Exceptional attention to detail, critical thinking, and problem-solving abilities.

• Capacity to work independently, manage multiple priorities, and meet deadlines.
