This is a fully remote position, open to applicants in Rhode Island.
• Identify and implement parking management projects for third-party owners.
• Strategize, develop, and carry out the comprehensive business plan.
• Cultivate and sustain effective relationships with clients, customers, and tenants.
• Collaborate with Business Development to assess parking requirements for new initiatives and design parking elements.
• Establish connections with industry stakeholders, competitors, suppliers, and other key personnel.
• Locate and acquire parking facilities for investment in current and prospective markets.
• Mentor and train managers to fulfill job responsibilities.
• Formulate budgets and track financial reports for portfolio properties.
• Evaluate client statements and generate portfolio statement analyses.
• Analyze portfolio performance through revenue assessments, profit/loss reports, and accounting documents.
• Ensure adherence to company and client regulations and procedures.
• Create and implement marketing strategies for portfolio properties.
• Oversee the transition process of new locations.
• Assess facility conditions and coordinate enhancements to meet established standards.
• Maintain Accounts Receivable within designated targets.
• Support Area and Account Managers with high-level customer complaints and urgent operational matters.
• Ensure compliance with branding standards and operational guidelines.
• Seek new business opportunities under the guidance of senior management.
• Execute tasks independently with limited supervision.
• Develop, oversee, and manage departmental budgets.
• Travel up to 50% as necessary.
• A bachelor’s degree in business or a related field is preferred.
• Must possess and maintain a valid driver’s license with a clean driving history.
• At least 5 years of management experience in the parking or a related industry is preferred.
• Flexibility to work various shifts, including weekends.
• Strong written and verbal communication skills.
• Ability to build and sustain effective relationships with the public, agencies, and colleagues.
• Strong work ethic and a collaborative team player.
• Exceptional customer service and communication abilities.
• Knowledge of parking best practices.
• Experience with financial statements, accounting, P&L reporting, and budgeting.
• Demonstrated capability to plan and organize tasks by setting priorities and meeting deadlines.
• Sound judgment, effective follow-through, and prioritization skills.
• Outstanding interpersonal skills with a client-centered focus and ability to collaborate with all levels of staff.
• Travel of up to 50% may be necessary.
