This is a fully remote position, open to applicants in Minnesota.

📋 Description

• Oversee sales and leasing operations for Tailwind Group’s student housing portfolio.

• Analyze market trends and collaborate with the Marketing Department to refine strategies.

• Develop and implement sales strategies aimed at maximizing occupancy and optimizing effective rent rates.

• Prepare properties ahead of the forthcoming leasing season.

• Facilitate sales and leasing training sessions for on-site teams.

• Distribute pertinent industry insights to on-site teams.

• Ensure adherence to standards regarding follow-up, reporting, auditing, and KPIs.

• Collaborate with Regional Property Managers on leasing season planning, encompassing rental rates, marketing budgets, incentive schedules, and leasing benchmarks.

• Assist in the development of pre-leasing plans and renewal campaigns.

• Ensure compliance with digital marketing standards and protocols at all sites.

• Prepare weekly leasing reports and offer pricing recommendations.

• Travel to properties on the Watch List or where Red Flag Mechanisms are activated, diagnose issues, and implement corrective actions.

• Mentor and provide constructive feedback to leasing staff.

• Coordinate performance goals and bonus structures for leasing personnel.

• Travel to and fulfill leasing responsibilities at properties experiencing staffing shortages.

• Conduct due diligence on leasing and market metrics for potential acquisitions or developments.


⛳️ Requirements

• Bachelor’s Degree in Sales, Marketing, Business Administration, or a related field.

• A minimum of three years of progressive leasing experience in student housing.

• Capability to thrive in a dynamic, fast-paced environment while managing multiple projects concurrently.

• Strong administrative, organizational, and communication skills.

• High level of integrity and professionalism.

• Self-driven and able to collaborate effectively within a team environment.

• Knowledge of property management standards, Fair Housing regulations, Tenant/Landlord rights, and general real estate principles.

• Proficient in Microsoft Excel, Word, PowerPoint, and Outlook.

• Well-developed sales and business acumen.

• Experience with Entrata software is preferred.

• Willingness to travel to properties within the assigned region at least two weeks per month.

• Must reside near a major US airport.

• Not eligible for Visa sponsorship.
