This is a fully remote position, open to applicants in United States.
• Manage and order property preservation services for properties handled by LoanCare clients.
• Request bids for property preservation and securing tasks.
• Supervise vacant, damaged, and lot-only properties to ensure vendors take necessary corrective actions in line with agency or investor guidelines.
• Evaluate vendor requests for over-allowables.
• Address escalations and notifications from property preservation vendors regarding new damage alerts.
• Process and oversee damaged property claims in coordination with the Hazard Claims department.
• Facilitate the securing and repair of damaged properties in collaboration with vendors.
• Work alongside vendors and attorneys to meet HUD conveyance conditions for filing HUD claims.
• Coordinate eviction procedures with foreclosure attorney vendors and clients.
• Keep track of HUD extensions during the conveyance condition process.
• Manage Cash for Keys arrangements with occupants and vendors.
• Oversee intercoms and notes in LPS.
• Provide assistance to junior Property Preservation Specialists.
• Help in training new Property Preservation Specialists.
• Prepare and maintain management reports concerning REO, inspections, and property preservation status.
• Carry out additional duties as assigned.
• A High School Diploma or equivalent is required.
• A minimum of 3 years of work experience in the real estate or default mortgage servicing sector.
• At least 3 years of experience in property preservation or home repair.
• Familiarity with eviction laws across all states.
• Solid understanding of accepted business practices in the mortgage industry and/or a strong grasp of the real estate closing and sales process.
• Strong analytical, written, and verbal communication skills.
• Proficiency in Microsoft Office, including Excel and Word.
• Experience with LPS-MSP (Mortgage Servicing Platform) is preferred but not mandatory.
• A quiet and private workspace at home.
• High-speed internet connection with a minimum download speed of 25 MBPS and an upload speed of 10 MBPS.
• Capability to work standard business hours and early, late, or weekend hours as required.
