This is a fully remote position, open to applicants in California.

📋 Description

• Oversee the complete due diligence process for potential new site acquisitions.

• Analyze third-party reports, such as Phase I/II Environmental Site Assessments, ALTA surveys, and Property Condition Assessments.

• Deliver actionable written assessments regarding site viability.

• Identify and relay site-specific risks while suggesting mitigation strategies and alternatives.

• Assess site accessibility and circulation, including traffic patterns, turning movements, and feasibility of ingress and egress.

• Read, interpret, and summarize landlord work letters, structural exhibits, and delivery conditions.

• Assess responsibilities between landlord and tenant concerning base building construction.

• Collaborate with Real Estate, Design, and Construction teams to ensure site plans fulfill operational and infrastructure requirements.

• Partner with the Entitlements team to address permitting risks, opportunities, and solutions.

• Develop solutions that tackle site access, traffic flow, and regulatory challenges.

• Create and uphold standardized due diligence processes, checklists, and reporting tools.

• Comply with relevant SOX control responsibilities.


⛳️ Requirements

• A Bachelor’s degree in Urban Planning, Real Estate Development, Construction Management, or a related discipline is preferred.

• A minimum of 3 years of experience in zoning, entitlements, and due diligence for commercial, industrial, or infrastructure projects.

• Demonstrated success in managing multi-site development programs within a fast-paced environment.

• Strong leadership abilities and skills in stakeholder management.

• Experience in influencing cross-functional teams and external agencies.

• Capability to handle competing priorities and achieve results under tight deadlines.

• Knowledge of EV infrastructure, electrical systems, and service facility planning.

• Exceptional written and verbal communication skills, including the ability to produce executive-level reports and presentations.
