Lead Scheduler – Data Center Due Diligence, Preconstruction

This is a fully remote position, open to applicants in New Mexico.

📋 Description

• Take ownership of the schedule review process for a confidential hyperscale data center client.

• Conduct independent reviews of developer construction schedules, focusing on logic, critical path, near-critical activities, float, and sequencing.

• Evaluate the realism of delivery, power connection, commissioning, and testing timelines.

• Analyze equipment and staffing plans, long-lead equipment orders, and resource allocation.

• Differentiate confirmed information from estimates, assumptions, and developer claims.

• Identify risks related to long-lead equipment, permitting, utility connections, seasonal weather, and compressed commissioning windows.

• Monitor schedule trends and variances across successive reviews and pinpoint likely causes.

• Examine acceleration options and distinguish between genuine recovery actions and superficial measures.

• Ensure that clear schedule records are provided to onsite construction teams at the start of construction.

• Develop and enforce schedule review checklists, testing depth, and evidence standards.

• Distribute team capacity across concurrent projects based on risk and urgency.

• Perform quality control on high-stakes findings prior to client delivery.

• Create and maintain schedule benchmarks for equipment, permitting, energization, and commissioning.

• Train new reviewers and mentor less experienced schedule reviewers.

• Enhance templates, tools, and checklists as the portfolio and team expand.

• Collaborate closely with Program Managers and leads from other review disciplines.

• Potentially undertake relevant SOX control responsibilities.


⛳️ Requirements

• 10–15 years of experience in planning and scheduling.

• Strong preference for experience in data center or other mission-critical facility delivery.

• Ideally located in or near San Francisco, CA, or Northern Virginia; remote candidates are welcome if they can travel occasionally for site visits and team collaboration.

• Proven ability to independently review and critique development and construction schedules.

• Previous experience in training, mentoring, or reviewing the work of other schedule or planning professionals.

• Proficient in P6 or equivalent scheduling software, including aspects like logic, critical path, and float credibility.

• Familiarity with earned value management (EVM) or similar progress measurement techniques.

• Practical knowledge of long-lead equipment timelines, utility and energization sequencing, permitting, and commissioning and testing durations.

• Understanding of acceleration levers in data center construction.

• Capability to professionally deliver challenging findings and uphold the same standards for colleagues' work.

• Ability to operate from incomplete or outdated information and clearly communicate caveats.

• Skill in managing competing priorities across multiple concurrent projects and team workloads.

• Strong written communication skills.

• AACE PSP or PMI-SP certification is a plus but not required.

• Technologically adept with MS Suite, Google Workspace, and scheduling software.

• Significant market sector experience in data center development, mission-critical facilities, or complex technical and hyperscale buildings is strongly preferred.

• Minimal travel required, approximately 3 days per month, along with occasional site visits and team collaboration.
