
Land & Site Control Specialist

This is a fully remote position, open to applicants in United States.
• Secure and oversee site control agreements for the company's site assets.
• Conduct title and property due diligence.
• Acquire preliminary title reports and recorded documents.
• Prepare analyses of comparable properties to support lease negotiations.
• Manage executed lease agreements, which includes tracking critical dates, issuing notices and extensions, processing lease-related payments, and maintaining precise site records.
• Ensure compliance with lease terms and timely lease payments.
• Assist in the annual budgeting of land payments and site control acquisition initiatives.
• Process purchase orders using SAP.
• Draft and oversee lease memorandums and various other documents.
• Maintain relationships with landowners and lessors concerning lease administration, document execution, and payment coordination.
• Organize lease records and compile data into spreadsheets and reports.
• Prepare letters of intent, option agreements, leases, amendments, and other real estate documents, coordinating legal reviews and revisions.
• Collaborate with legal, engineering, permitting, GIS, and finance teams to facilitate site control milestones.
• Assess lease economics, property values, and purchase pricing.
• Develop project land budgets and payment forecasts.
• Research and evaluate fee and mineral ownership using county, tax assessor, clerk and recorder, and title company records.
• Provide support for title review and due diligence.
• Carry out additional duties and projects as assigned by management.
• Solid understanding of real estate, land, and legal documents and instruments.
• Strong organizational abilities and the capacity to work independently.
• Proficient in reading, writing, and speaking English accurately for job responsibilities.
• Capability to utilize and learn computer software for word processing, spreadsheets, and GIS.
• Proficiency in Microsoft Word, Excel, PowerPoint, and Internet usage.
• Familiarity with legal descriptions, survey methodologies, and survey documents is advantageous.
• Knowledge of title review and due diligence is a plus.
• Willingness to travel overnight may be necessary.
• Ability to work in an office setting; spending 80% of the time sitting and 20% standing/walking.
