
Development Coordinator – Affordable Housing

This is a fully remote position, open to applicants in North Carolina, +3 more states.
• Support the successful execution of profitable multi-state affordable low-income housing projects, primarily funded through Low Income Tax Credit (LIHTC), from initial stages to the issuance of the certificate of occupancy.
• Oversee development activities across a portfolio of projects spanning various Mid-Atlantic and Southeast states, covering due diligence, applications, construction, and project conversion.
• Prepare and submit funding applications, such as LIHTC, FHLB, and other relevant Federal, State, and Local financial resources.
• Perform financial feasibility analyses for projects.
• Manage project budgets, finalize sources and uses, and provide monthly updates on project completion costs.
• Assist the VP of Development in securing local municipal approvals for projects.
• Lead and coordinate the efforts of third-party design professionals, including architects and engineers.
• Facilitate the completion of third-party market assessments, appraisals, and additional studies.
• Review and manage the approval process for third-party contracts and invoices.
• Aid in pre-syndication, equity, construction loan, and permanent loan closings.
• Align development details with Construction, Property Management, Legal, Accounting, and Insurance Departments.
• Act as the owner's representative at construction meetings, addressing design, scheduling, permitting, professional responsibilities, and draw review matters.
• Approve hard cost draws and assist in the submission of soft cost draws to funders.
• Evaluate and recommend construction change orders for approval.
• Identify regulatory requirements for the issuance of occupancy certificates and guide the completion of necessary roles.
• Supervise construction punch lists and ensure satisfactory completion of work.
• Contribute to the preparation of final job costs for 8609 issuance and regulatory agreement filings.
• A minimum of 3 years of experience in planning, real estate development, financial services, or a combination of these fields is preferred.
• Experience in the affordable housing sector is highly desirable.
• Proven project management experience is required.
• Capability to initiate and complete projects effectively.
• Excellent writing and presentation abilities.
• Competent in computer skills, particularly with MS Office Suite (Word, Excel, PowerPoint, Outlook).
• Experience with Dealpath and Yardi Voyager is preferred.
• Strong aptitude in mathematics and finance.
• Prior experience in underwriting or budgeting is preferred.
• A Bachelor’s degree is required, preferably in business or planning.
• A minimum of a High School diploma or GED equivalent is required.
• Fully remote position.
• Limited travel across multiple states required.
• Evening appointments may be necessary for local approvals.
