This is a fully remote position, open to applicants in North Carolina.
• Provide guidance to clients on procurement strategies and oversee the vendor prequalification process.
• Evaluate proposals, bids, and bid leveling documentation; offer recommendations; participate in bid interviews; and assist in contract awards.
• Oversee estimating services throughout the entire project lifecycle.
• Create construction estimates, review estimates from junior team members, present estimates and cost plans to clients, conduct benchmark analysis, and deliver value engineering recommendations along with risk assessments.
• Engage with contractors, consultants, and vendors to review, validate, and scrutinize project costs and commercial assumptions.
• Develop cost reporting schedules; prepare and present cost reports and forecasts; review budgets and spending forecasts; maintain commercial risk registers; and facilitate project cost reviews.
• Administer cost control processes, including reviewing payment applications, assessing contractor entitlements, evaluating change orders, and providing commercial recommendations.
• Assist in contract administration and strategies to avoid disputes.
• Oversee and monitor project invoicing processes.
• Benchmark project performance against historical and comparable projects.
• Manage negotiations for final accounts, conduct post-contract audits, and oversee project closeout activities.
• Conduct reviews of lessons learned and support the implementation of best practices.
• Develop procedures governing project handover and closeout activities.
• Utilize cost estimating software, takeoff software, bid analysis tools, and change management documentation.
• Collaborate with project managers, designers, contractors, vendors, and client stakeholders.
• Comply with relevant SOX control responsibilities.
• Bachelor’s degree in Construction Management, Cost Management, Quantity Surveying, Engineering, Architecture, or a related construction field.
• A minimum of 3-5 years of experience in cost management, quantity surveying, estimating, or commercial management within the construction sector.
• Experience in supporting medium to large-scale construction projects.
• Preferred experience in life sciences, pharmaceutical, biotechnology, laboratory, healthcare, advanced manufacturing, industrial, or highly technical construction projects.
• RICS accreditation or progress toward accreditation is highly regarded.
• Strongly preferred experience in construction consultancy.
• Solid understanding of construction procurement methods, value engineering, cost planning, and commercial management practices.
• Proven experience in preparing estimates, managing budgets, reviewing change orders, and producing cost reports throughout the project lifecycle.
• Excellent analytical, organizational, and communication skills.
• Ability to work independently while effectively collaborating with multidisciplinary project teams.
