This is a fully remote position, open to applicants in New Mexico.
• Deliver cost management services throughout the entire lifecycle of commercial real estate construction projects.
• Counsel clients on procurement strategies while overseeing vendor prequalification, proposals, bids, bid leveling, interviews, recommendations, and appointments.
• Create and oversee project estimates that encompass construction, fees, direct work, and additional costs.
• Evaluate estimates from junior team members and present estimates, value engineering suggestions, and risk assessments to clients.
• Engage with vendors to review, validate, and challenge costs.
• Utilize benchmark data from other projects to assess estimates.
• Establish cost reporting schedules and review as well as present cost reports and forecasts.
• Analyze project budgets and spending forecasts in collaboration with clients.
• Develop and maintain commercial risk registers.
• Conduct regular meetings with project teams and vendors.
• Oversee cost control, payment application assessments, contractor entitlements, change orders, payment requisitions, and contractual disputes.
• Manage and track invoicing processes.
• Benchmark performance against successful commissions.
• Direct final accounting, post-contract audits, and account closeouts.
• Carry out post-contract client reviews, document lessons learned, and develop training materials.
• Formulate project handover procedures.
• Prepare and utilize bid analysis sheets, change control forms, cost estimating software, and take-off software.
• Bachelor’s degree in construction management, cost management, quantity surveying, engineering, or a related construction field.
• Minimum of 3–5 years of pertinent experience in a cost management role within the construction industry.
• RICS accreditation or progress towards it is considered advantageous.
• Experience in supporting cost management for medium to large-scale construction projects.
• Construction consultancy experience is highly preferred.
• Solid understanding of technical matters in the construction industry, including procurement routes, value management, and value engineering.
• Excellent communication skills.
• Capability to work independently as well as collaboratively within a multidisciplinary project team.
• Proficient with Bid Analysis Sheets, Change Control Forms, Cost Estimating Software, and Take-off Software.
