Buyer, Construction Subcontracts, Data Center Projects

This is a fully remote position, open to applicants in Texas.

📋 Description

• Take ownership of subcontract packages from the initial request through to the award for civil, structural, mechanical, electrical, fire protection, and specialty trades.

• Collaborate with Engineering and Construction to create requests for proposals, verifying scopes, drawings, and specifications for any discrepancies.

• Develop bidder lists, distribute packages, facilitate pre-bid meetings, and manage inquiries and addenda from bidders.

• Evaluate bids and draft award recommendations that encompass pricing, scheduling, qualifications, and associated risks.

• Adhere to competitive bidding and approval policies, aiming to secure three qualified bidders for each package.

• Generate work orders using the standard form under the master services agreement.

• Negotiate commercial terms related to scope, pricing, schedules, and payment milestones.

• Prepare documentation for Legal review and signature, ensuring to track execution effectively.

• Deliver executed awards to the Procurement Analyst for budget coding and the setup of the schedule-of-values.

• Assess vendor change-order requests regarding scope and pricing in collaboration with Construction and Project Controls.

• Establish qualified vendor pools based on commodity and region.

• Validate vendors on NDA, master services agreement, insurance, bonding, and safety requirements.

• Conduct post-award kickoffs and monitor vendor performance.

• Maintain up-to-date vendor records in the vendor database.

• Initiate subcontract procurement for new sites and enhance templates, playbooks, and tools as the portfolio expands.

• Utilize AI-native procurement tools, including Claude, Google Sheets, and Google Drive data systems to draft, log, compare, and verify procurement information.

• Manage multiple live packages simultaneously across various projects.

⛳️ Requirements

• A minimum of 3 years of experience in construction procurement or subcontract buying, including managing competitive bids for trade packages from request for proposal to award.

• Proficiency in reading drawings, specifications, and scopes of work, with the ability to identify gaps or conflicts prior to award.

• Proven experience in leveling bids and drafting award recommendations.

• Familiarity with subcontracts, work orders, change orders, certificates of insurance, bonds, and retention practices.

• Strong vendor relationship skills and a proactive approach to following up without needing reminders.

• A bias towards action, ensuring packages progress on an aggressive timeline.

• Experience in owner-side construction procurement for large capital programs, such as gigafactories, data center campuses, semiconductor fabs, or energy projects. (Bonus points)

• Background in data center, substation, MEP, or mission-critical construction. (Bonus points)

• Established network of subcontractors in Texas and Oklahoma. (Bonus points)

• Practical experience utilizing AI tools in daily operations. (Bonus points)

• Familiarity with NetSuite or similar ERP systems, along with experience using Autodesk Construction Cloud. (Bonus points)
