This is a fully remote position, open to applicants in Colorado.
• Lead the development and implementation of sales strategies for new senior living communities through the pre-development, development, and lease-up stages.
• Collaborate with teams in real estate development, design, construction, marketing, and operations to meet occupancy and revenue goals.
• Create and implement sales strategies for market entry and lease-up phases from initial concept to stabilization.
• Leverage market feasibility studies and demographic analyses to guide pricing, product offerings, and competitive positioning.
• Organize and execute the sales infrastructure, which includes sales offices, model units, marketing materials, and promotional launch plans.
• Recruit, oversee, and support sales teams prior to opening.
• Manage lead generation, sales pipeline development, and conversion metrics from reservation to deposit.
• Incorporate sales requirements and messaging into community design in collaboration with development and construction teams.
• Work with operations to facilitate a smooth transition from development to occupancy.
• Monitor pre-opening budgets, sales forecasts, and key performance milestones.
• Develop and maintain prospect relationship management and nurturing systems.
• Cultivate relationships with referral networks, healthcare providers, community organizations, and local governments.
• Collaborate with marketing on pre-opening events to boost engagement and secure early resident commitments.
• Ensure a seamless transition to operational leadership once stabilization is achieved.
• Bachelor’s degree in business, marketing, communications, or a related discipline.
• Over 7 years of progressive experience in sales leadership roles.
• Minimum of 3 years in pre-opening or lease-up positions within senior living, multifamily, or hospitality sectors.
• Proven track record in launching and stabilizing new assets effectively.
• Experience in providing input for site selection, pricing strategies, and pre-opening sales initiatives.
• Proficiency in prospect-centered and relationship-based selling techniques.
• Strong expertise in CRM pipeline management.
• Comprehensive understanding of the senior living customer journey and the emotional factors influencing older adults' decision-making.
• Ability to lead and inspire remote and field-based sales teams.
• Experience in cross-functional collaboration with development, construction, operations, and marketing teams.
• Exceptional communication, presentation, and interpersonal skills.
• Capacity to influence stakeholders across various functions and levels.
• Highly organized and proactive in approach.
• Ability to manage multiple pre-opening projects and timelines effectively.
• Willingness to travel extensively across new market areas as required (50–75%).
• Flexibility to work varied schedules, including weekends, evenings, and holidays.
