Title Examiner

This is a fully remote position, open to applicants in New York.

📋 Description

• Conduct title examinations for cooperative properties across New York State, including the boroughs of New York City.

• Perform comprehensive searches utilizing ACRIS as well as county clerk and land record systems.

• Analyze and interpret deeds, mortgages, satisfactions, assignments, CEMA transactions, and transfer documents specific to New York.

• Execute co-op searches by reviewing proprietary leases, stock certificates, recognition agreements, and documentation from managing agents.

• Carry out and evaluate UCC lien searches at both state and county levels.

• Review tax records, water/sewer liens, ECB violations, and municipal charges that affect title.

• Identify and rectify title issues, including recording defects, open mortgages, judgments, liens, name discrepancies, vesting concerns, and breaks in the chain of title.

• Prepare co-op lien searches and curative requirements for the underwriting and closing teams.

• Offer underwriting interpretations as required, following established New York guidelines.

• Undertake additional duties as needed.

⛳️ Requirements

• A minimum of 4 years of relevant experience in New York title examination.

• Robust understanding of ACRIS and New York county recording systems.

• Experience with New York co-op transactions and cooperative title reviews.

• Familiarity with UCC searches at both state and county levels, as well as lien resolution processes.

• Knowledge of New York City-specific issues, including ECB violations, municipal liens, and tax-related searches.

• Attention to detail with a strong emphasis on accuracy and quality.

• Capability to work independently in a remote setting.

• Excellent written and verbal communication skills.

• High School diploma or equivalent qualification.
