This is a fully remote position, open to applicants in Philippines.
• Take charge of the estimating, tendering, and value management process from start to finish, including documentation to signed contract.
• Establish and maintain job folders, filing systems, and documentation tracking.
• Examine plans and specifications for completeness and pinpoint any gaps or inconsistencies.
• Manage the RFI register for documentation and design inquiries.
• Lead pre-tender meetings, record minutes, and distribute action items.
• Initiate and oversee the construction schedule in conjunction with the estimate.
• Generate take-offs and pricing for designated residential projects.
• Evaluate estimates against the scope, drawings, and quotations.
• Create formal client proposals alongside estimates.
• Confirm readiness with the Director prior to locking in client presentation dates.
• Lead pre-submission meetings.
• Log and monitor post-tender changes and value management items through to close-out.
• Implement adjustments on self-estimated projects and coordinate changes on jobs estimated by another Estimator.
• Prepare revised proposals for resubmission.
• Notify the Office Manager of agreed jobs so that contract details can be progressed.
• Participate in key meetings and facilitate the tender process behind the scenes.
• Report to the Director.
• Candidate must be based in the Philippines.
• Significant experience in estimating, tendering, or pre-construction management within residential construction is required.
• Experience in high-end architectural residential projects is essential.
• Proficient in PlanSwift and Excel.
• Ability to closely read plans and specifications and identify any missing information.
• Capable of raising precise and well-considered RFIs.
• Proficient with AI tools, especially Claude, for tender review, RFI drafting, and proposal compilation.
• Experience in compiling formal client proposals, including inclusions, exclusions, and scope clarifications.
• Comfortable leading meetings and coordinating across design, estimating, and administrative functions remotely.
• Highly self-sufficient, able to manage projects from documentation through to signed contracts with minimal guidance.
• Excellent written English skills.
• Strong attention to detail.
• Comfortable working remotely and asynchronously with an Australian-based team.
• Genuine commercial understanding of residential construction, including pricing, margins, and risk management.
• Prior experience in running a business is highly valued but not mandatory.
• Ability to align with Australian business hours, approximately 9 AM–5 PM, Monday to Friday.
• Must disclose any ongoing roles or client commitments.
• Engagement on LinkedIn must reflect as “Independent Contractor.”
