This is a fully remote position, open to applicants in Texas.
• Develop comprehensive cost plans and estimates throughout the design and delivery phases for a large-scale, multi-building construction campus.
• Generate and present monthly cost reports, executive summaries, and funding details.
• Consolidate cost data from design teams, general contractors, subcontractors, and vendors to ensure thorough validation of costs.
• Assemble built cost records to aid in benchmarking and foster continuous improvement.
• Evaluate contractor and subcontractor pricing while leading commercial negotiations to achieve fair and competitive contract values.
• Oversee the review, estimation, negotiation, and reconciliation of change orders during the construction lifecycle.
• Manage cost variances post-contract, oversee change control processes, maintain commitment logs, and track contingencies.
• Assist in cost risk analysis, scenario planning, and assessments of cost impacts.
• Ensure the integration of cost, schedule, and scope in collaboration with project controls teams.
• Contribute to the development of procurement strategies and ensure alignment of scopes across various construction packages.
• Engage in contractor pricing reviews and provide support to clients during commercial negotiations.
• Guarantee the timely agreement of final accounts and uphold a robust process for cost auditing and validation.
• Serve as the primary day-to-day interface with clients, ensuring objectives are met and service excellence is upheld.
• Prepare written commentary on contractor submissions and update cost estimates at crucial milestones.
• Collaborate with general contractors, design partners, and stakeholders across a large, multi-phase construction campus.
• Inform engineering and design priorities based on cost considerations.
• Lead and facilitate value engineering (VE) sessions with stakeholders.
• Provide insights into market trends, escalation, and factors driving construction costs.
• Prepare monthly cost reports, ensuring all commercial documentation is accurate and punctual.
• Implement and uphold Turner & Townsend’s Business Management Systems and delivery methodologies.
• Exhibit strong financial management, including margin tracking and monthly forecasts for fees and resources.
• Mentor, coach, and assist in the professional growth of junior team members.
• Foster a high-performance, unified culture within the team.
• Demonstrate excellence in leadership and service delivery in accordance with commission requirements.
• Bachelor’s degree in Construction Management, Quantity Surveying, Engineering, or a related discipline.
• 5–7+ years of pertinent experience in construction cost management for medium to large-scale projects of moderate to high complexity.
• Experience in data center construction or in mission-critical, high-tech, industrial, semiconductor, or other large-scale technical facilities is highly preferred.
• Strongly preferred experience in construction consulting.
• In-depth understanding of cost planning, procurement routes, commercial management, value management, and value engineering.
• RICS accreditation or progress toward certification is preferred.
• Exceptional communication, stakeholder management, negotiation, and analytical skills.
• Proficient in industry-standard cost management tools and software.
