Senior Project Manager – Building Assessment Equity Services

This is a fully remote position, open to applicants in Texas.

📋 Description

• Conduct comprehensive Property Condition Assessments for existing commercial properties.

• Oversee new construction or renovation initiatives.

• Support energy and ADA audits.

• Evaluate and report on a range of commercial properties, including multifamily, office, hospitality, retail, industrial, educational, religious, recreational, medical, assisted living, manufactured housing, and marina property types.

• Perform forensic evaluations of significant building systems and identifying distressed conditions.

• Capture photographic evidence of site and building system conditions.

• Carry out interviews and research regarding property maintenance history.

• Complete technical reviews of Property Condition Assessments (PCAs).

• Provide training and mentorship to junior Project Managers.

• Act as Team Lead during intricate site visits.

• Suggest maintenance actions and approximate costs using established cost and recommendation libraries.

• Engage with clients and other professionals during site visits.

• Participate in client conference calls.

• Compose condition and status reports utilizing in-house templates.

• Investigate public records related to building, zoning, and fire code violations.

• Conduct regular site visits to monitor construction progress.

• Review contractors’ payment requests and recommend the release of construction funds.

• Ensure compliance of as-built conditions with contract drawings and specifications.

• Analyze construction schedules, trade payment breakdowns, job cost reports, and payment requests.

• Manage multiple projects concurrently.

• Provide timely and proactive client service.


⛳️ Requirements

• 8 to 12+ years of experience in conducting forensic assessments of major building systems and conditions.

• Expertise in evaluating diverse property types.

• Understanding of entitlement/permitting processes and construction delivery methods and agreements.

• Familiarity with construction best practices, general building codes, and various building types.

• Background in construction administration, construction management, architecture, engineering, or a related field.

• Previous experience with PCAs or related projects.

• Knowledge of Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments.

• Bachelor’s degree in Engineering, Architecture, or Construction is mandatory.

• Registration as an Architect (R.A.) or Professional Engineer (P.E.) is preferred.

• Proficient in Word, Excel, and Outlook.

• Excellent writing and communication skills.

• Personable and capable of interacting with individuals at all levels.

• Willingness to travel as necessary.

• Ability to work independently on multiple projects under tight deadlines.

• Capacity to occasionally climb ladders to access two- and three-story, low-slope roofs.

• Ability to work outdoors and navigate stairs, sites, and building interiors.

• Capability to perform in various weather conditions.

• Ability to lift and/or move up to 25 pounds.

• Skills in technical writing, photography, and understanding cost estimating for general budgeting purposes.
