Senior Manager – Site Readiness, AI Data Centers

This is a fully remote position, open to applicants in United States.

📋 Description

• Advance locations from the initial development phase to readiness for construction.

• Manage permitting, entitlements, utilities, land requirements, and preconstruction tasks.

• Ensure that sites receive full approval, are de-risked, and are set to meet construction schedules.

• Oversee daily site readiness activities across Development, Design, Construction, Legal, and external partners.

• Collaborate with local jurisdictions and regulatory agencies to expedite approvals and address project delivery challenges.

• Create and implement permitting roadmaps that encompass land use, environmental, grading, and building permits.

• Assist with government relations and act as a liaison for planning departments, building officials, and regulatory bodies.

• Represent the company at planning commission, zoning board, and city council hearings as necessary.

• Review local building codes, design guidelines, zoning regulations, ordinances, and related standards.

• Lead pre-application meetings and respond to inquiries from inspectors and code officials.

• Coordinate easements, rights-of-way, title and survey reviews, encroachments, and boundary disputes.

• Supervise third-party consultants, manage scopes of work, proposals, budgets, and the quality of technical deliverables.

• Coordinate power, water, temporary construction services, and fiber connectivity.

• Identify site constraints and assist in planning mitigation strategies.

• Maintain a Site Readiness Dashboard for executive leadership.

• Formalize Ready to Build packages for the construction execution team.

• Aid in the development of a Site Readiness Playbook and project-specific RACI matrices.

• Perform additional responsibilities as assigned.

⛳️ Requirements

• 8–12 years of experience in land development, project management, or site readiness, particularly in heavy industrial, energy, or data center sectors.

• Proficient in interpreting civil engineering drawings, ALTA surveys, and complex legal descriptions.

• Demonstrated success in negotiating with utility providers and municipal leaders.

• Skilled in project management software such as Procore, Primavera P6, or MS Project.
