This is a fully remote position, open to applicants in Illinois.
• Formulate detailed transaction strategies that align with overarching portfolio objectives and client business aims.
• Develop long-term transaction roadmaps that foresee client real estate requirements across office, manufacturing, and flexible space portfolios.
• Establish frameworks for transaction prioritization, criteria for deal pursuit, and timelines for execution that enhance portfolio performance.
• Convert client operational needs and business growth strategies into effective transaction plans.
• Provide leadership oversight and mentorship to Transaction Managers who support the accounts across various regions.
• Set transaction execution standards, performance metrics, and quality assurance protocols for the Transaction Management team.
• Enhance team capabilities through coaching on intricate negotiations, deal structuring, and client interactions.
• Personally oversee complex and high-stakes transactions.
• Lead lease negotiations, purchase-sale agreements, and alternative transaction formats requiring senior-level expertise and deep client relationships.
• Manage stakeholder expectations in complex transaction situations involving multiple decision-makers and competing interests.
• Keep abreast of current market intelligence concerning industrial sector trends, availability, pricing, and development activities.
• Work closely with Integrated Program Management/Integrated Solution Management, Occupancy Planning, and Project Management teams to ensure transaction strategies support cohesive service delivery.
• Perform thorough financial analyses of transaction options, including lease versus buy evaluations, term optimization, and cost-benefit analyses.
• Create business cases for real estate decisions that include total occupancy cost analysis, market benchmarking, risk assessment, and portfolio implications.
• Cultivate and maintain strong relationships with client real estate teams, internal stakeholders, and finance leaders relevant to transaction decision-making.
• Act as the primary transaction strategy advisor for assigned accounts, offering market insights and strategic guidance.
• Oversee communication and coordination with legal counsel, finance teams, and operational leaders.
• 10-12+ years of experience in commercial real estate transaction management; at least 5 years in the industrial sector.
• Experience handling office, manufacturing, and flexible space transactions across diverse markets.
• Proven leadership in managing transaction teams with a focus on mentoring and talent development.
• Demonstrated success in executing complex, high-value transactions.
• Expert understanding of lease structures, sale-leasebacks, and portfolio optimization.
• In-depth knowledge of industrial facilities, including manufacturing environments, distribution centers, labs, and flexible spaces.
• Strong skills in financial modeling, market analysis, deal structuring, and transaction economics.
• Familiarity with environmental, zoning, entitlement, and regulatory requirements for industrial properties.
• Ability to influence senior stakeholders and foster high-performing teams.
• Strategic thinker with practical execution abilities; ready to personally lead complex deals.
• Exceptional presentation and communication skills for senior audiences.
• Strong collaborator across IPS service lines, including Project Management.
