Senior Consultant

This is a fully remote position, open to applicants in United States.

📋 Description

• Report to the Senior Director of Managed Services

• Review commercial real estate appraisal reports of institutional quality for TIAA-Nuveen

• Evaluate valuation theories, methodologies, assumptions, supporting analyses, and conclusions

• Analyze cap rates, discount rates, market assumptions, and other essential valuation inputs

• Review appraisals across approximately 50 real estate funds

• Identify questions, inconsistencies, and areas that require additional support

• Ensure consistent, high-quality valuation reviews and oversight of portfolio valuations

• Collaborate with Senior Managers, the Senior Director, internal and external partners, and the India team

• Document and convey findings, questions, observations, and conclusions from reviews

• Assist in integrating AI and improving processes within valuation review workflows

• Develop and enhance practices and procedures for valuation reviews

• Participate in virtual interviews, a technical assessment or an Argus case study, and a final interview

⛳️ Requirements

• 3–5 years or more of experience in reviewing appraisals for institutional-grade commercial real estate

• State Certified General Appraiser license required

• Progressing towards the MAI designation through the Appraisal Institute

• Experience with Argus Enterprise on a daily or weekly basis

• Practical fluency in using Argus Enterprise

• Familiarity with Rockport Val or a similar valuation platform may also be considered

• Strong understanding of commercial real estate valuation, including cap rates, discount rates, market conditions, and institutional-grade appraisal assumptions

• Ability to analyze complex information, identify issues, and draw well-supported conclusions

• Clear communication skills and effective collaboration with colleagues, senior leaders, and external parties

• An undergraduate or graduate degree in real estate, finance, economics, accounting, or a related field is beneficial

• Equivalent knowledge acquired through education, training, and practical experience is also valuable

• Capability to work across time zones and collaborate with the India team
