This is a fully remote position, open to applicants in Colorado, +1 more state.
• In the role of Sales Specialist, you will be tasked with enhancing occupancy and driving revenue growth within our senior living communities.
• You will be instrumental in presenting our communities to potential residents and their families, ensuring they recognize the distinctive advantages and lifestyle features we offer.
• This role requires 100% travel to various locations within the Experience Senior Living portfolio.
• Provide training and coaching to sales-adjacent staff, including Concierge, Director teams, and Resident Experience teams.
• Your primary focus will be facilitating move-ins and managing the Sherpa database in collaboration with teams.
• Enhance process habits and fundamentals during daily strategy sessions and the execution of sales tasks.
• Conduct database reviews with the RDSM and EDs to address future concerns effectively.
• Review tour paths and processes, offering suggestions for improvements to the tour experience.
• Recommend enhancements for areas along the tour path that may seem uninviting, such as the incorporation of sound, music, and engaging staging.
• Evaluate processes to ensure adherence to brand standards, including welcome signs, thank you gifts, and follow-up calls from the Executive Director.
• Assess the physical premises and model apartments for areas that may not present well, brainstorming simple, cost-effective changes.
• Train the director team on how to evaluate the building from a sales perspective.
• Drive revenue and oversee all aspects of sales within the community through designated sales activities.
• Maximize in-house and external sales opportunities, public relations efforts, and the effectiveness of the database and scheduling.
• Serve as the community sales expert for leasing units.
• Carry out sales activities that meet or exceed company standards.
• Make sales calls to prospective residents, referral sources, and other relevant contacts.
• Respond to telephone inquiries promptly, and conduct both walking and scheduled tours with interested parties.
• Lead daily sales strategy planning meetings and execute creative follow-up home visits and additional activities.
• Accurately track move-ins, move-outs, and the ratio of quantity versus quality of referral activities, determining appropriate follow-up actions.
• Maintain the Organizational and Contact libraries within the community’s Customer Relationship Management database by entering information about new potential referral sources, updating current sources, and keeping detailed records of appointments.
• Assist in nurturing and maximizing relationships with referral and lead generation services such as A Place for Mom and Caring.com.
• Extensive travel is required (100% on the road).
• Develop and sustain relationships with all potential referral sources through ongoing field visits.
• Qualify prospective residents effectively, aligning our services with their needs to maximize move-in potential.
• Support the Executive Director in ensuring that the community, including all available apartments, model apartments, common areas, and grounds are well-staged, marketable, and presentable.
• Provide regional management with necessary documentation and reports to actively monitor sales efforts.
• Collaborate with the Executive Director to facilitate training and ongoing in-servicing for community staff who may handle inquiry calls or conduct tours.
• Research and maintain up-to-date information on local competition and new services or competitors entering the market. As needed, gather specific market and competitive insights and report findings to the Executive Director, Divisional Sales Director, and the Business Optimization team at the Support Center.
• Additional duties may be assigned as necessary.
• Preferred experience in senior living, including assisted living and memory care settings.
• A bachelor's degree or equivalent experience and education is preferred.
• A background in sales or leasing within the healthcare or senior living sectors is beneficial.
• A creative and innovative thinker is desired.
• Expertise in “relationship selling” with a proven ability to close sales is essential.
• Familiarity with motivational interviewing techniques is preferred.
• Must demonstrate proficiency in the following areas:

• Capability to navigate and manage emotions that arise from client interactions.
• Ability to guide clients toward suitable solutions.
• Experience in a customer service-driven environment is necessary.
• Proven ability to collaborate effectively within a team.

• Strong verbal and written communication skills are required, including the ability to communicate openly, honestly, and responsibly.
• Proficiency in reading, speaking, and understanding the English language is required.
• Flexibility to work nights, weekends, and holidays is mandatory.
• Proficient in Microsoft Outlook, Word, Excel, and PowerPoint.
• Must hold a valid driver's license.
