This is a fully remote position, open to applicants in Tennessee.
• Lead all aspects of the real estate process to support the Company's growth initiatives and retail strategies, including market and location strategy, site selection, financial evaluation, lease negotiations, and legal documentation for both new and existing stores.
• Collaborate with landlords and internal stakeholders to create and implement negotiation strategies aimed at optimizing occupancy costs, enhancing store performance, and boosting long-term profitability for Genesco, which includes successfully restructuring and renegotiating existing leases.
• Implement a comprehensive real estate strategy to achieve opening objectives for Genesco brands.
• Contribute to meeting financial targets across all divisions.
• Foster strong relationships with landlords to increase awareness of company brands and retail concepts, while negotiating and securing favorable lease terms and locations to maximize each store's profitability.
• Oversee coordination with Construction and Legal teams to ensure approved stores are opened on schedule and delivered as planned.
• Supervise the preparation of lease documents in collaboration with the legal team.
• Maintain and update leasing reports for management in partnership with clerical staff.
• Track national retail real estate market activity for emerging trends and new developments.
• Exceptional negotiation skills.
• At least 12 years of experience in retail real estate, ideally with a specialty mall-based retailer, and strong existing relationships with mall-based landlords and developers.
• A minimum of 100 transactions completed in the past 2 years.
• Extensive knowledge of all aspects of retail lease transactions, including site selection, negotiation, construction, and legal matters.
• Proven track record of managing a high volume of transactions for a multi-brand retailer.
• Comprehensive understanding of major retail markets throughout the United States.
• Experience in formulating both short-term and long-range real estate strategies.
• Highly organized with the ability to adapt to rapidly changing priorities.
• Proficient in financial and demographic site analysis.
• Excellent verbal and written communication, analytical, and problem-solving abilities.
• Capable of working independently, prioritizing tasks, troubleshooting, managing time effectively, and being a self-starter.
• Willingness to travel for market studies, landlord visits, corporate meetings, and site selections.
