This is a fully remote position, open to applicants in Texas.
• Conduct research and analysis of current and potential trade areas utilizing demographic tools, market data, and competitive assessments.
• Assess potential properties and offer recommendations regarding real estate opportunities.
• Execute site visits, conduct market tours, and evaluate properties alongside brokers and company leadership.
• Oversee and progress development projects within the new store pipeline.
• Monitor development workflows, schedules, and key milestones for Letters of Intent (LOIs), leases, design, and construction.
• Track lease execution goals to support objectives for new store openings.
• Create site packages and prepare presentations for review and approval by the Real Estate Committee.
• Negotiate LOIs, focusing on deal economics, tenant improvement allowances, landlord work letters, and site-specific terms.
• Collaborate with teams in Real Estate, Design, Construction, Operations, Finance, and the Support Center.
• Maintain reports on the development pipeline, project tracking, and provide cross-functional status updates.
• Deliver insights and reports on site development, lease activity, and pipeline performance.
• Engage with landlords, brokers, developers, and other external stakeholders.
• Cultivate professional relationships and proactively identify development opportunities that align with the company’s growth strategies.
• At least five years of experience in commercial real estate, development, or a related field.
• Bachelor's degree in Business, Real Estate, or a related discipline.
• General understanding of the real estate development process.
• Strong analytical and organizational capabilities with the ability to manage multiple projects simultaneously.
• Proficiency in Microsoft Office applications.
• Familiarity with cloud-based project management systems, such as Smartsheet.
• Excellent interpersonal, communication, and networking skills.
• Ability to work independently and effectively in a cross-functional, team-oriented environment.
• High attention to detail and a commitment to producing quality work.
• Willingness to travel up to 50% as required by business needs.
• Preferred: experience in supporting retail, quick-service restaurant (QSR), or multi-unit development environments.
• Preferred: experience with demographic analysis and real estate analytics tools.
• Preferred: experience in managing development pipeline reporting and project coordination.
• Capability to sit, stand, and use a computer for extended periods.
• Occasional ability to bend, lift, and carry materials weighing up to 20 pounds, with or without reasonable accommodation.
