Real Estate Manager

This is a fully remote position, open to applicants in California.

📋 Description

• Develop and implement detailed real estate strategies within designated regions.

• Perform market analyses that include demographics, traffic trends, sales forecasts, and competitive landscapes.

• Keep track of regional and industry developments and offer insights to leadership.

• Identify, assess, and propose locations for new stores, relocations, and expansions.

• Create and deliver site packages to the Real Estate Committee and executive leadership.

• Oversee lease negotiations, encompassing LOIs, landlord work letters, and critical financial terms.

• Work in collaboration with Store Development, Legal, Construction, and Store Operations to guarantee timely store openings.

• Ensure compliance with internal policies, budgetary constraints, and performance metrics.

• Manage lease renewals and optimize the portfolio, including rent reductions, extensions, and amendments.

• Foster relationships with landlords, developers, brokers, and other real estate stakeholders.

• Represent Dollar Tree at ICSC conferences and regional networking events.

⛳️ Requirements

• A Bachelor’s degree in Business, Real Estate, Finance, or a related discipline is preferred.

• Over 3 years of progressive experience in retail real estate, site selection, and lease negotiations.

• Strong skills in negotiation, financial analysis, and analytics.

• Proficiency in Microsoft Excel, Word, and web-based research tools.

• Exceptional organizational abilities with the capacity to handle multiple projects and deadlines.

• Self-driven, resourceful, and capable of working independently in a dynamic environment.

• Excellent interpersonal and communication skills with the capacity to influence a variety of stakeholders.

• A customer-centric mindset with a focus on achieving results.

• Willingness and capability to travel extensively.
