Real Estate Due Diligence Consultant – ESA

This is a fully remote position, open to applicants in United States.

📋 Description

• Prepare and update Phase I ESA reports adhering to ASTM E1527, the All Appropriate Inquiries regulation, and client specifications.

• Integrate site reconnaissance, interviews, environmental database reports, agency records, and historical sources into comprehensive evaluations.

• Identify and document Recognized Environmental Conditions (RECs), Controlled Recognized Environmental Conditions (CRECs), Historical Recognized Environmental Conditions (HRECs), data deficiencies, and business-related environmental risks.

• Collaborate with field personnel to address any missing or ambiguous information prior to report distribution.

• Manage multiple simultaneous writing and review tasks while ensuring deadlines are met.

• Maintain proactive communication with project managers, field consultants, subcontractors, and technical leaders.

• Utilize templates, standardized language, client guidelines, and document-control protocols.

• Support the development of report templates, review checklists, and standard operating procedures.

• Conduct on-site Phase I Environmental Site Assessments as required.

• Oversee radon testing for multifamily and commercial projects from initial scoping to final report delivery.

• Coordinate testing requirements, property access, scheduling, device placement and retrieval, as well as lab processing.

• Ensure radon services are compliant with NRPP, ANSI/AARST, and lender specifications.

• Review testing plans, field documentation, chain-of-custody records, and laboratory results.

• Monitor testing timelines, retrieval activities, reporting deadlines, access challenges, invalid measurements, and anomalies.

• Prepare or review radon summaries, findings, and recommendations for ESA and lender submissions.

• Evaluate reports for adherence to ASTM standards, client scope, and company procedures.

• Identify technical discrepancies, unsupported conclusions, absent documentation, and formatting problems.

• Provide constructive feedback to report authors and project teams.

• Assist with revisions and responses to technical inquiries requested by clients.

⛳️ Requirements

• Bachelor’s degree in environmental science, geology, engineering, environmental studies, or a related field.

• At least 5 years of relevant experience in environmental consulting or due diligence, specifically in preparing and/or technically reviewing Phase I ESA reports.

• Must fulfill the criteria of an Environmental Professional as defined under 40 CFR Section 312.10, or work under the supervision of one.

• Strong understanding of Phase I ESA methodologies and current ASTM E1527 terminology and reporting standards.

• Capability to assess environmental data and formulate well-supported findings, opinions, and recommendations.

• Ability to recognize inconsistencies, unsupported conclusions, and compliance issues during technical reviews.

• Excellent technical writing, editing, and verbal communication skills.

• Proficiency in Microsoft 365, including Word, Excel, Teams, and SharePoint.

• Highly organized and self-motivated, with the ability to handle competing priorities effectively.

• Familiar with Quire report writing software.

• Knowledge of radon measurement procedures, NRPP certification standards, and ANSI/AARST guidelines.

• Familiarity with environmental database reports, historical research tools, and regulatory agency documentation.

• Understanding of environmental issues impacting commercial real estate transactions.

• Ability to coordinate radon testing vendors, manage schedules, documentation, results, and follow-up actions.

• Current NRPP Radon Measurement Professional certification is preferred.

• A valid driver's license is necessary for operating a vehicle for company business.

• Capable of performing occasional fieldwork and site visits, which may involve standing, walking, and climbing stairs or ladders.

• May occasionally need to lift or move items weighing up to 25 pounds; job description also mentions up to 50 pounds in external locations.

• Must adhere to regular working hours from 8:00 a.m. to 5:00 p.m., Monday to Friday.

• Willingness to work required overtime during peak project demands.

• Travel is typically required up to 25% of the time.
