This is a fully remote position, open to applicants in Iowa.
• Develop, negotiate, and implement sourcing agreements within the division for designated spending categories.
• Ensure high-quality trade partners meet production requirements, emphasizing quality, adherence to schedules, and competitive pricing.
• Perform audits on trade partners to evaluate their quality and adherence to schedules.
• Identify, contract, negotiate, and onboard new trade partners, ensuring they have the necessary insurance.
• Travel to various sites to evaluate and relay trade partner performance to the Director of Purchasing.
• Execute material sourcing strategies to enhance supply chain efficiency.
• Remain informed about industry trends and best practices relevant to sourcing categories.
• Lead value-engineering discussions with trade partners and division team members.
• Collaborate with division associates to benchmark sourcing practices.
• Develop and utilize should-cost models for cost estimation and optimization purposes.
• Monitor and enhance the divisional cost per square foot.
• Negotiate and verify Extra Purchase Orders (EPOs).
• Review scopes of work for accuracy and address any issues with the Expeditor.
• A college degree is preferred.
• At least 5 years of experience in sourcing and managing Supplier/Trade Partner relationships, preferably with a National Homebuilder.
• Excellent analytical and communication skills.
• Experience with JDE/AS400 is preferred.
• Proficiency in Excel and other Microsoft Office programs.
• In-depth knowledge of the residential homebuilding sector.
• Strong understanding of financial management principles.
• Exceptional project management skills.
• Effective negotiation and influencing abilities.
• Capability to occasionally bend, stoop, reach, lift, move, and carry office supplies weighing 25 pounds or less.
• Finger dexterity for operating a computer keyboard, calculator, and telephone equipment.
