This is a fully remote position, open to applicants in Philippines.
• Maintain precise financial records for a portfolio comprising 20–30 commercial properties/entities.
• Oversee general ledger management, accounts payable (AP), accounts receivable (AR), and perform bank reconciliations.
• Prepare financial reports on a monthly, quarterly, and annual basis.
• Reconcile all transactions at the property level to guarantee accuracy and completeness.
• Track and reconcile NNN expenses, encompassing CAM (Common Area Maintenance), property taxes, and insurance.
• Monitor tenant rent payments, lease escalations, late fees, and additional charges.
• Generate and distribute monthly rent statements and invoices.
• Collaborate with property management to uphold rent collection policies and follow up on any delinquencies.
• Review and process vendor invoices, utilities, and maintenance expenses in accordance with budgetary constraints.
• Ensure compliance with tenant insurance requirements.
• Assist in the annual budgeting and forecasting process, identifying opportunities for cost savings.
• Support financial audits and tax filings in conjunction with external accountants.
• Utilize QuickBooks and Yardi Voyager to enhance accounting workflows.
• Maintain systematic records of financial transactions, leases, and supporting documentation.
• Generate financial reports, variance analyses, and cash flow projections.
• Collaborate closely with property managers, asset managers, and leadership.
• Ensure adherence to lease agreements and accounting best practices.
• Provide ad hoc financial analysis to aid in strategic decision-making.
• A minimum of 5 years of accounting experience, with at least 3 years in commercial real estate accounting.
• Hands-on expertise with Yardi Voyager.
• Strong familiarity with NNN / Triple Net lease structures, CAM reconciliations, property-level accounting, and multi-entity accounting environments.
• Proficient in English, both written and verbal.
• Proficient in QuickBooks, Yardi Voyager, and Microsoft Office Suite (Excel, Word, Outlook).
• Solid understanding of GAAP and lease accounting standards.
• Experience with audits, tax filings, and compliance is preferred.
• Extremely detail-oriented and meticulous.
• Highly organized, capable of managing multiple entities concurrently.
• Strong communication skills, particularly in a remote setting.
• Proactive, resourceful, and comfortable asking questions.
• Reliable, trustworthy, and possess high integrity.
• Ability to work independently while adhering to structured processes.
• A strong sense of ownership and accountability.
