LIHTC Development Consultant

This is a fully remote position, open to applicants in Oregon.

📋 Description

• Offer expertise on LIHTC transaction frameworks.

• Aid in the development and analysis of financial models.

• Conduct and/or assess calculations for the 50% Test and 95/5 Test.

• Facilitate investor due diligence and requirements for equity closing.

• Assist in determining eligible basis, qualified basis, and applicable fractions.

• Aid in the preparation of IRS Form 8609 documentation.

• Support the development and evaluation of cost certifications.

• Provide advice on adherence to IRS Section 42 regulations and tax credit laws.

• Offer technical guidance concerning bond-financed and RAD transactions.

⛳️ Requirements

• Proven experience with LIHTC projects.

• Background in completing several LIHTC cost certifications.

• Understanding of IRS Section 42 regulations and tax-exempt bond financing.

• Preferred experience with housing authorities and affordable housing initiatives.
