This is a fully remote position, open to applicants in North Carolina, +1 more state.
• Identify new opportunities for land acquisition that align with the Division's strategic objectives and business plan.
• Conduct research, perform analysis, and manage land data to optimize the profitability of both existing and proposed land assets.
• Engage with landowners in targeted regions through various outreach methods, including in-person visits, phone calls, letters of interest, and other communication channels.
• Utilize appraisal district and municipal maps to evaluate utilities, zoning, topography, entitlement status, and relevant development information.
• Maintain tracking logs of viable parcels and comparable transactions.
• Monitor municipal agendas for ongoing projects and acquisition opportunities.
• Reach out to brokers to gather essential listing information.
• Foster relationships within the real estate community and participate in networking events to source potential deals.
• Follow up on leads generated from relationships and media sources.
• Assist with due diligence processes related to zoning, architecture, utilities, surveys, title work, rollback taxes, soils, finance, environmental assessments, engineering, and land planning.
• Utilize Google Earth and mapping tools to create visual exhibits and track land opportunities.
• Incorporate utility data, floodplain information, and net acreage into map exhibits.
• Assist with financial proformas and assumptions to assess proposed land acquisitions.
• Conduct residual analyses to establish appropriate offer prices.
• Update and maintain proformas in response to changing assumptions.
• Populate comparative market analyses (CMAs) to evaluate proposed products and pricing against competing communities.
• Generate market research reports using resources such as Zonda, Bohlke, Metrostudy, and other data sources.
• Assist in drafting letters of interest based on acquisition terms.
• Prepare comprehensive land packages for the Asset Management Committee’s approval of real estate transactions.
• Create update memos throughout the acquisition, development, and post-closing phases.
• Perform additional duties as required or assigned.
• Proven experience in land acquisitions, planning, and development.
• Familiarity with and established relationships in the local land market.
• Understanding of Fair Housing Laws.
• Proficient in reading, analyzing, and interpreting financial reports or legal documents.
• Strong organizational and managerial skills with the ability to oversee activities of direct reports.
• A Bachelor's degree in Business, Finance, Engineering, or related fields is required.
• At least 5 years of experience in Homebuilding/Residential construction, specifically in Single or Multi-Family Land Acquisitions is necessary.
• A Master's degree is considered a plus.
