Fractional Head of Finance

This is a fully remote position, open to applicants in New York.

📋 Description

• Design and assist in the implementation of the financial framework for a multi-entity platform, which includes the parent company as well as site-level project companies or Special Purpose Vehicles (SPVs).

• Create and sustain the integrated financial model that encompasses site deployment, equipment, power, utilization, pricing, and operational assumptions.

• Structure and assess commercial agreements with real estate partners, incorporating revenue-sharing, fixed-lease, and hybrid models.

• Evaluate tax, accounting, and REIT-related factors alongside external advisors and landlord counterparts, translating them into feasible deal structures.

• Formulate financing strategies for GPUs, servers, power systems, and other data center infrastructure, including equipment financing, leasing, debt, and partner capital.

• Lead financial analysis for new data center site developments, covering development budgets, sources and uses, construction and equipment draws, project returns, and financing needs.

• Model site-level returns, capital requirements, cash flows, and sensitivities to aid deployment and investment decisions.

• Collaborate with leadership to assess the economics of power versus compute and optimize capital allocation throughout the network.

• Prepare investor-ready financial documentation, data-room reports, forecasts, and scenario analyses for forthcoming financing rounds.

• Establish practical financial processes, controls, reporting, and decision-making tools suitable for an early-stage company.

• Coordinate with legal, tax, accounting, real estate, infrastructure, and financing partners to transition complex transactions from concept to completion.

• Assist in developing the financial architecture for Perimeter Compute's distributed AI infrastructure platform.


⛳️ Requirements

• Direct experience in data center and/or commercial real estate development finance, including the underwriting of site development costs, capital needs, financing structures, and project-level returns.

• Experience in project finance, structured finance, infrastructure finance, real estate finance, equipment finance, or a closely related discipline.

• Proven capability to construct and evaluate project-level financial models, capital structures, and intricate commercial agreements.

• Strong comprehension of debt, leases, equipment financing, cash flow waterfalls, returns, and financing trade-offs.

• Experience working with SPVs, project entities, or other multi-entity ownership and financing frameworks.

• Excellent financial modeling and analytical abilities, with the skill to generate a reliable source of truth from incomplete data.

• Strong understanding of structuring pricing and assessing trade-offs regarding power costs, compute capacity, utilization, performance, and customer economics.

• Commercial creativity and sound judgment in comparing revenue-sharing, lease, financing, and partnership structures.

• Ability to clearly communicate complex financial considerations to founders, investors, operators, landlords, lenders, and external advisors.

• Comfort in operating within an early-stage, high-ambiguity environment and beginning in a fractional or part-time role.

• Nice to have: experience in financing digital infrastructure, energy assets, distributed infrastructure, or other capital-intensive technology projects.

• Nice to have: familiarity with GPU or server equipment financing, colocation economics, power procurement, and capacity planning.

• Nice to have: experience structuring transactions with institutional real estate owners or REIT counterparts.

• Nice to have: experience supporting venture fundraising, investor diligence, or transitioning from seed stage to Series A and beyond.

• Nice to have: a network among lenders, equipment finance providers, infrastructure investors, tax advisors, or strategic capital partners.
