This is a fully remote position, open to applicants in Philippines.
• Review and analyze residential construction plans, drawings, and specifications.
• Conduct quantity takeoffs and create project cost estimates.
• Assist in budgeting for remodels, additions, and custom residential projects.
• Coordinate pricing with subcontractors and suppliers.
• Organize scopes of work and prepare proposal documentation.
• Identify gaps in information, scope deficiencies, and constructability issues during plan reviews.
• Prepare basic drafting and design documents for small-project permit applications to the City of Seattle.
• Create code-compliant residential permit drawings, including additions, remodels, ADUs, and minor structural modifications.
• Compile permit packages, site plans, floor plans, and elevations.
• Liaise with ownership, designers, and architects on complex or stamped drawings.
• Stay updated on the City of Seattle's residential permit requirements.
• Organize selections, specifications, estimating documentation, project records, and estimating files.
• Assist with scheduling, pre-construction coordination, process improvement, and maintaining operational consistency.
• Utilize CoConstruct or similar construction software for effective project tracking and organization.
• Communicate the status of estimates and project requirements to internal teams.
• Maintain organized workflows across multiple concurrent projects.
• Help ensure projects are ready for construction and facilitate execution through effective handoff.
• Proven experience in estimating residential construction projects.
• Ability to read and interpret construction plans independently.
• Strong comprehension of residential building methods and sequencing.
• Drafting or design skills using AutoCAD, Revit, SketchUp, Chief Architect, or similar software (strongly preferred).
• Familiarity with the City of Seattle's permit submittal procedures for small residential projects (a plus, not mandatory).
• High attention to detail and exceptional organizational abilities.
• Comfortable working remotely and managing deadlines independently.
• Strong communication skills and commitment to follow-through.
• Experience with CoConstruct (strongly preferred).
• Familiarity with takeoff or estimating software (a plus).
