This is a fully remote position, open to applicants in New Jersey.
• Supervise all operational activities of company-managed stores within the designated district.
• Collaborate closely with store management to ensure locations not only meet ownership expectations but also strive to exceed them whenever possible.
• Recruit, hire, mentor, and retain a motivated team of high-performing store managers.
• Promote sales-driven and customer-focused behaviors.
• Foster a welcoming customer atmosphere through facility presentation, maintenance, labor, and vendor management.
• Analyze management information tools and financial reports to pinpoint trends and issues in store performance.
• Keep an eye on current and future competition by conducting competitor visits.
• Guide store managers on repairs, maintenance, and vendor agreements.
• Oversee rental rates, discounts, merchandise, Tenant Protection Plans, truck rentals, and other revenue sources.
• Support and hold store managers accountable for marketing initiatives and adherence to policies/procedures.
• Address customer inquiries and resolve concerns promptly.
• Identify operational achievements and devise plans to tackle opportunities for improvement.
• Manage a P&L, including revenue drivers, payroll, repair and maintenance, and budgeted expenses.
• Conduct regular property audits to ensure safety and compliance with company operational standards.
• Manage the delinquent tenant process to lower delinquency rates and enhance customer retention.
• Establish and strengthen client relationships through continuous communication and meetings.
• Engage with employees, colleagues, and customers effectively.
• Travel between locations as necessary and attend other markets, the SAM office in PA, and industry trade shows.
• Proven leadership skills in building, developing, and retaining high-performing teams of hourly, nonexempt employees.
• A strong passion for sales and excellence in customer service.
• Capability to monitor and manage payroll and expenses effectively.
• Valid Driver’s License and dependable transportation.
• Outstanding communication, organizational, and time management abilities.
• Proficient in Microsoft Excel, Word, PowerPoint, and Outlook.
• Willingness to travel approximately 50% of the time to other markets, the SAM office in PA, and industry trade shows.
• Ability to commit to a minimum of 40 hours per week.
• Capability to perform various physical tasks including walking, standing, sitting, talking in person and on the phone, hearing on the phone, close work vision, driving, bending/stooping, repetitive motion, keyboarding, using hands for feeling/holding, lifting up to 25 lbs., reaching, climbing, and crouching/stooping.
• Bachelor's Degree and prior experience in a storage facility is a plus.
