This is a fully remote position, open to applicants in Philippines.
• Collaborate with the Disclosure Desk Manager, loan originators, and operations leadership to guarantee that loan disclosures are precise, compliant, and delivered punctually.
• Act as the main point of contact for inquiries related to disclosures and escalate issues as necessary.
• Review files for completeness and accuracy to ensure compliance prior to dispatching initial disclosures and Loan Estimates.
• Generate Loan Estimates (LE), verify that fees and pricing are correct, and distribute them to borrowers through e-Sign.
• Deliver disclosures promptly and monitor pending disclosures via the e-sign portal or paper fulfillment.
• Identify unusual or absent fee amounts before disclosure and reach out to originators to rectify missing data prior to release.
• Update the Loan Origination System (LOS) to document that disclosures have been created and provided to the consumer.
• Assess fee changes to ensure compliance with TRID changed circumstance and tolerance requirements.
• Oversee Change of Circumstance (COC) requests and guarantee that re-disclosures and COC notices are issued within the necessary timeframes.
• Prepare daily pipeline status reports for operations, compliance, and senior management as required.
• Cultivate and maintain a thorough understanding of newly enacted or modified statutes and regulations pertinent to mortgage lending.
• Uphold the confidentiality and privacy of all loan applicant information.
• Perform additional duties as assigned.
• 2–3 years of experience in mortgage operations is required; experience in a retail mortgage lending environment is preferred.
• A high school diploma or GED is required; equivalent work experience will be considered.
• Familiarity with Encompass or a comparable Loan Origination System is preferred.
• Comprehensive understanding of compliance and regulatory requirements, including TILA/TRID, RESPA, ECOA, HMDA, FCRA, FACTA, and ESIGN.
• Proficient knowledge of Change in Circumstance (COC) rules, including valid versus invalid changed circumstance reasons and their application to disclosures.
• Experience with both conventional and government loan types is essential.
• Outstanding attention to detail, accuracy, and organizational abilities.
• Capability to prioritize tasks, manage multiple responsibilities, and excel in a high-volume environment.
• Strong verbal and written communication skills with the capacity to collaborate effectively with originators and operations teams.
