This is a fully remote position, open to applicants in Florida.
• Underwrite income-generating real estate by analyzing rent rolls, operating statements, T-12s, capital expenditure budgets, and lease agreements.
• Detect and address any missing or exaggerated details in key deal documents.
• Construct financial models from the ground up, including cash flow forecasts, debt sizing, internal rate of return (IRR), net present value (NPV), sensitivity analyses, and downside scenarios.
• Evaluate deals from the lender's viewpoint, encompassing loan sizing, debt service coverage ratio (DSCR), debt yield, loan-to-value (LTV)/loan-to-cost (LTC), interest reserves, recourse, and overall structure.
• Provide prompt initial assessments on incoming deals.
• Create credit memos, investment summaries, and participation packages for co-lenders.
• Present deals in a positive and accurate manner while clearly outlining retained risks.
• Assist with refinancings, asset dispositions, and various transaction workflows.
• Offer actionable recommendations, including suggestions to pass on specific deals.
• Manage multiple active deals simultaneously.
• Keep senior sponsors informed proactively and asynchronously through written communication.
• Develop standardized models, templates, and reusable packages.
• Leverage AI and automation to enhance analytical processes.
• Serve as the initial point of contact for pipeline deals, significantly expediting underwriting or packaging processes.
• Proficient in creating financial models in Excel from scratch, including cash flows, debt sizing, IRR/NPV calculations, and sensitivity analyses.
• Experience in underwriting based on primary deal documents, such as rent rolls, operating statements, T-12s, capital expenditure budgets, and leases.
• Knowledge of lender-side analysis, addressing loan sizing, DSCR, debt yield, LTV/LTC, interest reserves, and deal structure.
• Experience in personally sizing or structuring debt.
• Ability to produce third-party-ready written materials, such as credit memos, investment committee documents, offering memoranda, or similar external documents.
• Fluency in US commercial real estate, including understanding US lease structures, operating statement formats, and relevant market data sources.
• Capacity for genuine remote autonomy and maintaining an independent working pace.
• Proficient in English, both spoken and written, at a professional working level.
• Strong skills in Microsoft Excel; familiarity with Word and PowerPoint is a plus.
• Availability for full-time work with core hours from 9 AM to 5 PM US Eastern Time.
• Candidates should not intend to juggle multiple jobs.
• Willingness for a long-term commitment of 18 months or more.
• Preferred qualifications include multifamily experience; familiarity with hospitality, senior living, or student housing; ability to manage several active deals; examples of recommendations impacting decisions; working knowledge of AI and automation tools.
• A full-time remote position.

• Direct collaboration with the second-ranking executive of a principal lender on live deals.
