Construction Project Manager

This is a fully remote position, open to applicants in California.

📋 Description

• Oversee the complete construction process for all assigned projects, including initial site assessment, budgeting, planning, execution, monitoring, punch list, fixturing, turnover to Operations, closeout, and warranty period.

• Negotiate work letters and scope of work with Landlord representatives to ensure Five Below’s risks are minimized and standards are upheld.

• Provide necessary updates and reports to both internal and external business partners regarding new stores, remodels, expansions, and relocations.

• Address and report on any issues or conditions related to the Lease, work letter, Design, or Construction that may arise, offering solutions and guidance while reporting impacts on operations, schedule, budget, and quality.

• Serve as the main contact for internal and external stakeholders, including but not limited to: Real Estate, Landlord Representatives, Store Planning, IT, Purchasing, third-party suppliers, general contractors, Facilities and Maintenance, Merchandise Presentation, and Field Operations.

• Evaluate potential sites, review conditions, negotiate construction-related terms with Landlords, and create budgets that accurately reflect site conditions.

• Review and approve construction documents and submittals for compliance with Lease terms and site conditions, providing design and operational guidance for stores.

• Monitor the progress of assigned construction projects, assess site conditions, perform delivery inspections with Landlords, and report on progress through site visits, weekly reports, and calls.

• Manage project updates and reports utilizing the enterprise management software, currently Sitefolio.

• Execute the Five Below construction RFP process with General Contractors and negotiate the final construction contract.

• Establish construction schedules, manage job timelines with vendors and coordinators, and carry out final inspections with the store opening team, identifying any deficiencies.

• Ensure all outstanding Landlord or Five Below construction-related punch list items are completed satisfactorily within the stipulated time frame as per the lease.

• Create and maintain preliminary budgets for Rec approval and finalize budgets for lease execution on all assigned projects.

• Offer cost guidance, tracking, and forecasting regarding any project changes.

• Review all construction-related costs across all projects, identifying potential savings and opportunities for value engineering.

• Occasionally conduct the RFP process to onboard new vendors aimed at achieving efficiencies and cost savings.

• Provide support to store facilities maintenance concerning potential warranty issues related to Landlord or Five Below General Contractor work.

• Manage remodels for existing stores by coordinating the efforts of legal, design, operations, and external vendors.

⛳️ Requirements

• Bachelor’s degree in Construction Management or equivalent work experience.

• At least 5 years of relevant, hands-on experience in retail tenant construction.

• Ability to read, understand, redline, and troubleshoot construction drawings.

• Flexibility to work varying schedules due to year-round construction operations.

• Willingness to travel to job sites over 60% of the time.

• Proficient in solving practical problems, dealing with various variables, developing options when challenges arise, and negotiating solutions while upholding brand standards and timelines.

• Strong understanding of construction procedures, durations, practices, and advanced project management principles.

• High sense of urgency and meticulous attention to detail.

• Excellent communication skills, both written and verbal, along with time management, problem-solving, negotiation skills, and the ability to collaborate with cross-functional teams and multiple internal & external stakeholders.

• Familiarity with various project management programs, with knowledge of Sitefolio being an advantage.

• Capability to manage and prioritize activities for 25-30 active construction projects in any given quarter, while also coordinating preliminary negotiations or warranty work for 100-125 projects over a rolling 12-month period.
