This is a fully remote position, open to applicants in Maryland.

📋 Description

• Identify, cultivate, and sustain networks of community organizations, Realtors, and local/state government agencies to generate mortgage referrals.

• Process residential mortgage loan applications and convey underwriting decisions, offers, and counteroffers.

• Enhance mortgage loan volume with a focus on CRA, low- and moderate-income, multicultural, and first-time homebuyer borrowers.

• Investigate organizations and agencies that assist low- and moderate-income individuals and communities.

• Build partnerships with nonprofits, Realtors, housing offices, and organizations focused on affordable housing.

• Represent TD at housing seminars, financial literacy initiatives, affordable housing conferences, and community programs.

• Clarify mortgage products and services, suggest solutions, communicate loan conditions, and finalize sales.

• Promote additional Company products and services as appropriate.

• Assist customers through the mortgage application process, disclosures, documentation, processing timelines, and closing dates.

• Coordinate with customers, underwriters, processors, Realtors, closing agents, and other stakeholders to ensure timely application processing.

• Attend closings as necessary.

• Update management on progress towards goals and seek assistance when required.

• Originate and sell residential mortgage loans in compliance with policies, procedures, and legal and regulatory standards.

• Communicate loan determinations and submit application materials and necessary information to processing and underwriting teams.

• Stay informed about local real estate market trends and mortgage policies, procedures, rules, and regulations.

• Develop and sustain referral-source networks among brokers, builders, attorneys, accountants, financial planners, and other professionals.

• Input loan information into mortgage systems and prepare supporting underwriting and regulatory documentation.


⛳️ Requirements

• Bachelor's degree or equivalent progressive work experience in addition to the required experience.

• At least 3 years of relevant experience.

• Expanding network of external contacts that generate quality referral business.

• Self-motivated with the ability to plan activities and meet sales objectives.

• Exceptional time management skills.

• Proficient in PC skills, including mortgage origination and automated underwriting systems.

• Active registration status with NMLS (Nationwide Mortgage Licensing System and Registry).

• Established connections with community organizations, municipalities, and agencies dedicated to affordable housing and first-time homebuyer education.

• Proven sales capabilities.

• Comprehensive understanding of the mortgage industry, products, lending practices, and regulatory guidelines.

• Minimum annual loan origination target of 48 LMI/multicultural units.

• Eligibility for employment with a covered financial institution as per Regulation Z standards.

• Qualification for registration as a registered mortgage loan originator with NMLS under the SAFE Act.

• Successful completion of a criminal background check and credit report check.

• Required disclosures/certifications regarding administrative, civil, and/or criminal findings by government authorities.

• Capability to perform the specified physical demands, including continuous sedentary work, multitasking, operating office equipment, and reading/writing/comprehension tasks.
