Building Assessor – Field Inspector

This is a fully remote position, open to applicants in United States.

📋 Description

• Conduct on-site data gathering for Facility Condition Assessments (FCA), Property Condition Assessments (PCA/PCNA), and Asset Tagging / Inventory tasks across various property types.

• Execute on-site evaluations of facilities and buildings for multifamily, senior, educational, commercial, industrial, municipal, and federal/military properties.

• Gather data on building systems, finishes, and site components utilizing company software (FastField, iAuditor, AkitaBox, or Quire).

• Carry out asset tagging & inventory, labeling MEP equipment with barcodes/QRs and reconciling with client databases.

• Take clear, well-labeled digital photographs of systems and deficiencies.

• Accurately record quantities, serial numbers, dimensions, ages, and condition ratings.

• Assist senior assessors and project managers with RSMeans-based cost estimating and capital-planning data for 5-, 10-, and 20-year forecasts.

• Help in report assembly and technical writing as required.

• Comply with all site safety protocols and maintain professional communication with property contacts.

⛳️ Requirements

• High school diploma or equivalent is mandatory.

• Minimum of 2 years’ experience in building inspection, facility assessment, or a related field.

• Strong attention to detail and organizational skills.

• General understanding of architectural, structural, mechanical, electrical, plumbing, and site/civil systems.

• Proficient with tablets, mobile applications, Microsoft Office, and digital photography.

• Excellent written and verbal communication skills, along with teamwork capabilities.

• A valid driver's license is required, with no significant points or violations (clean driving history).

• Preferred Qualifications: Experience in performing FCAs, PCAs, or PCNAs for multifamily, senior, educational, commercial, or government facilities.

• Familiarity with ASTM E2018, Uniformat II, and HUD CNA e-Tool.

• Working knowledge of RSMeans or similar cost databases.

• Preferred certifications (not mandatory): ICC Inspector / Plans Examiner (B1, M1, Accessibility), OSHA 10 or 30-Hour Safety, CPSI, AHERA Asbestos Inspector, or FAA Part 107 Drone License.

• Experience with Bluebeam, Monday.com, Quire, AkitaBox, or comparable tools.
