Acquisition Development Associate, LIHTC

This is a fully remote position, open to applicants in United States.

📋 Description

• Oversee essential LIHTC acquisition and development initiatives, encompassing due diligence, site inspections, compliance with state housing agency mandates, HUD-related submissions, relocation strategies, soft-funding applications, and collaboration with internal KCG departments.

• Support in identifying and assessing affordable multifamily acquisition and development prospects, including underwriting and project feasibility analysis.

• Create, update, and evaluate financial models, operating budgets, development budgets, and other financial data.

• Conduct research and monitor market trends, regulatory changes, and financing information pertinent to acquisition decisions.

• Coordinate and assess third-party due diligence documents, such as market studies, rent comparability analyses, appraisals, environmental evaluations, geotechnical reports, surveys, engineering assessments, architectural materials, design documents, and marketing resources.

• Assist in the preparation and submission of tax credit applications, HUD submissions, financing requests, and other essential documentation.

• Aid in contract formulation, transaction documentation, and negotiation processes.

• Develop materials and presentations for Investment and Operations Committee meetings as well as internal approval workflows.

• Manage and oversee project information utilizing KCG-approved systems and software, including DealPath or its successors.

• Assist with due diligence and coordination related to closings involving debt providers, equity partners, public agencies, consultants, and internal stakeholders.

• Prepare or support the creation of required reports and submissions to state housing finance agencies and other governmental or financing organizations.

• Assist with presentations and supporting documentation for community engagements, governmental approvals, and processes involving external stakeholders.

• Maintain a comprehensive understanding of assigned projects from initial sourcing through acquisition, development, closing, construction, and stabilization.

• Communicate project status, risks, deadlines, and pending items to both internal and external stakeholders.

• Carry out other job-related responsibilities as assigned.

• Bachelor’s degree or a comparable combination of education and relevant experience.

• Minimum of two years of relevant experience in real estate development, acquisitions, affordable housing, finance, underwriting, project management, or a related field.

• A degree in Business, Real Estate, Finance, Architecture, Urban Planning, Engineering, or a related discipline is preferred.

• Excellent organizational skills and meticulous attention to detail.

• Strong analytical and problem-solving capabilities.

• Proficient project management and time-management abilities.

• Capacity to handle multiple priorities and meet deadlines in a dynamic environment.

• Exceptional verbal and written communication skills.

• Ability to work collaboratively with both internal and external stakeholders.

• Skill in interpreting financial, operational, regulatory, and project-related data.

• Capability to work independently while appropriately escalating significant risks and decisions.

• Experience with affordable multifamily housing or LIHTC transactions is advantageous.

• Familiarity with financial modeling and real estate underwriting is preferred.

• Experience in market research and real estate valuation is preferred.

• Background in working with state housing finance agencies, HUD, financing partners, or other public-sector stakeholders is beneficial.

• Knowledge of DealPath or similar real estate transaction-management platforms is a plus.
