• Assess pricing based on factors including location, property condition, amenities, unit size, and competitive listings in the vicinity.
• Compile pricing summaries for owners to review efficiently, eliminating the need for them to examine raw data.
• Oversee active listings and alert when pricing modifications are necessary due to low engagement, market fluctuations, or stronger competing listings.
• Create and manage precise property listings across TurboTenant, Zillow Rentals, Furnished Finder, and Facebook Marketplace.
• Upload and organize listing photos, descriptions, amenities, pricing details, and unit specifications.
• Monitor listing performance and pinpoint when listings are not performing as expected.
• Respond to tenant inquiries within a 24-hour timeframe using pre-approved messaging templates.
• Distribute pre-screening forms and arrange showing schedules independently of owner involvement for routine communications.
• Immediately update listings when there are changes in availability, pricing, or unit status.
• Send and track pre-screening questionnaires for all incoming applicants.
• Review submitted applications, income documentation, employment details, rental history, and references.
• Coordinate background checks and credit evaluations.
• Organize applicant documentation to facilitate quick decision-making by ownership.
• Identify qualified applicants and summarize any risks, missing documentation, or discrepancies.
• Manage lease preparation and the collection of electronic signatures.
• Arrange inspection schedules, move-in dates, and onboarding timelines.
• Ensure units are ready for tenant occupancy by following up on outstanding maintenance or cleaning tasks.
• Prepare and organize onboarding documents and welcome packets.
• Confirm that all required signatures and documentation are completed prior to move-in.
• Track key handovers and maintain orderly move-in records.
• Proactively send rent reminders and follow-ups regarding payments.
• Monitor incoming payments through Zelle, ACH, and bank transfer platforms.
• Keep accurate payment records, ensuring no partial payments, late payments, or discrepancies are overlooked.
• Issue receipts and promptly flag any overdue balances.
• Assist with late notices and escalation processes when tenants become unresponsive or fall behind on payments.
• Log and categorize maintenance requests according to urgency level.
• Communicate directly with vendors via WhatsApp, email, and phone.
• Schedule repairs and ensure completion of work.
• Follow up with tenants post-repair to confirm the resolution of issues.
• Maintain updated maintenance records within TurboTenant and associated systems.
• Escalate unresolved vendor issues rather than allowing requests to stall.

• Manage renewal documentation and tenant communications.

• Manage communications across Gmail, CRM systems, WhatsApp, and rental platforms simultaneously.
• Keep tenant, vendor, and property records updated in real-time.
