This is a fully remote position, open to applicants in Florida.
• Accountable for space planning, workplace design, and portfolio analytics across GardaWorld's various business units.
• Facilitates effective space utilization, occupancy planning, and workplace strategy in collaboration with Project Managers and external partners.
• Create test fits, blocking plans, and spatial layouts for offices, branches, and specialized facilities.
• Convert business needs into efficient, functional space plans that align with operational requirements.
• Enhance space utilization, adjacencies, and workflow efficiency.
• Assist in the development of workplace standards and space guidelines throughout the portfolio.
• Collaborate with business units to comprehend headcount projections, operational demands, and space needs.
• Conduct assessments of space needs, occupancy planning, and capacity analysis.
• Document comprehensive program requirements to assist architects and project teams.
• Align planning efforts with anticipated growth, consolidation opportunities, and cost optimization strategies.
• Monitor and maintain space utilization metrics, headcount data, and occupancy ratios.
• Evaluate portfolio performance to pinpoint opportunities for consolidation, densification, or reconfiguration.
• Provide data-driven insights to support scenario planning.
• Aid in long-term portfolio planning and capital forecasting.
• Coordinate with architects, designers, and project teams to convert test fits into construction drawings.
• Review design documents to ensure they meet approved space plans and operational specifications.
• Offer feedback during design development to uphold efficiency and cost control.
• Collaborate with Project Managers to guarantee accurate execution of space plans during construction.
• Assist with design-related RFIs, layout modifications, and field coordination as necessary.
• Support planning for moves, seating arrangements, and occupancy readiness.
• Bachelor's degree in architecture, Interior Design, Facilities Planning, or a related discipline.
• 5–7+ years of experience in space planning, workplace strategy, or corporate real estate settings.
• Experience supporting office, industrial, or operational facilities (experience in security or mission-critical environments is advantageous).
• Familiarity with managing multi-site, multi-region portfolios (experience in the U.S. and/or Canada is preferred).
• Strong understanding of commercial leasing, building codes, regulations, and safety standards.
• Exceptional communication skills and capability to lead cross-functional teams.
• Proficient in space planning and design tools (AutoCAD is essential; knowledge of Revit, SketchUp, or similar tools is preferred).
• Strong expertise in Microsoft Excel (for space utilization tracking, headcount analysis, and scenario modeling).
• Experience with space management or IWMS platforms (e.g., Archibus, Tririga, or similar) is preferred.
• Capability to create test fits, stacking plans, and occupancy diagrams.
• Familiarity with interpreting architectural drawings and construction documents.
