This is a fully remote position, open to applicants in Texas.
• Evaluate and negotiate opportunities related to real estate and site development, which includes amendments to REAs, development approvals, leases, and property sales.
• Oversee and manage the Company’s current real estate asset portfolio along with corporate real estate strategy goals.
• Work collaboratively with leadership on significant and intricate real estate transactions and associated agreements.
• Supervise real estate functions for new store development and the current portfolio, covering site selection, negotiations, legal documentation, due diligence, and market analysis.
• Formulate long-term strategic real estate plans in conjunction with the VP of Real Estate and senior management.
• Organize materials and provide support information for monthly meetings of the Real Estate Committee.
• Present real estate proposals to JCP senior leadership and ownership for approval.
• Develop and maintain reports and schedules that monitor critical action dates, site development initiatives, and land sale opportunities.
• Partner with store and field operations to manage relationships with landlords and developers, focusing on market and store development, as well as real estate issues.
• Collaborate with the Legal team on lease negotiations and property document compliance with business terms.
• Work with Store Construction on modernization efforts, new-store cost estimates, and considerations for site/store layouts.
• Team up with Lease Administration to address property management and lease-related challenges.
• Create financial analyses and pro formas for new stores, relocations, downsizes, lease renewals, store closures, and buyouts in collaboration with Finance.
• Lead the evaluation, negotiation, and contracting processes for IBO and warehouse space.
• Minimum of 6 years of experience in negotiating retail Letters of Intent (LOIs), leases, Reciprocal Easement Agreements, and related real estate documentation.
• Previous experience in site development is preferred.
• Proficient in Microsoft Office with the capability to learn new software programs.
• Familiarity with Lucernex is a plus.
• Bachelor's degree in finance, accounting, business administration, architecture/engineering, or a related field.
• A law degree or MBA is highly desirable.
• Exceptional leadership, strategic thinking, management, negotiation, and execution capabilities.
• Ability to comprehend and negotiate complex business and legal agreements.
• Competence in conducting basic financial analysis.
• Ability to collaborate effectively with Senior Management.
• Strong skills in oral and written communication, critical thinking, and negotiation.
