This is a fully remote position, open to applicants in Texas.
• Provides support for Asset Management to the associates tasked with the general operational maintenance, servicing, and repair, including floor care, of the communities within their region and associated offices.
• Assists in identifying training needs to ensure that the community maintenance team effectively performs regular maintenance tasks, particularly focusing on floor care.
• Indirectly supervises and manages community maintenance, housekeeping, carpet care, equipment, and laundry (if applicable). This includes responsibilities for hiring, training, performance evaluation, addressing disciplinary matters, and termination.
• Directs and trains associates involved in the upkeep of both the interior and exterior of the community, providing hands-on assistance as necessary.
• Offers guidance and technical approval for the Capital Expenditure process, collaborating with the Regional Property Management Director (RDPM) to ensure capital budget projections are achieved.
• Ensures the timely completion of Unit Turn requests at communities to guarantee compliance with Brookdale's Capital Budget and National Standards Programs.
• Actively monitors and assesses the status of the Preventive Maintenance program (CMMS), including H.V.A.C., elevator, fire and sprinkler systems, generator, landscaping, kitchen equipment, and emergency pull cord systems.
• Completes the Property Condition Report to ensure compliance and track life safety/safety issues alongside physical plant deficiencies.
• Responds to emergencies involving the Executive Director, Maintenance Technician, and/or community needs by providing assistance as required.
• Inputs, manages, and resolves work orders, following up with vendors as necessary to ensure the timely completion of all maintenance-related work orders and invoicing.
• Collaborates with the Director of Maintenance (DOM) and Maintenance Technician (MT) to address Critical Alert Notifications by evaluating issues and implementing corrective measures.
• Supports the Asset Management team's role in all initiatives through thorough completion.
• Partners with regional operations teams to oversee repairs & maintenance expenses and contract budgets.
• High School Diploma or a general education degree (GED) is required.
• A minimum of three to five years of related experience and/or training is required; or an equivalent combination of education and experience.
• A valid driver's license is necessary for frequent vehicle travel.
• Utilizes strong analytical skills and a comprehensive understanding of the organization and its business to effectively address arising problems and issues.
• Capable of solving diverse problems using robust analytical skills in situations where limited precedents/guidelines are available.
• Experience in managing and mentoring sourcing professionals is essential.
• Proven leadership experience is required.
• Strong skills in delegation and management are necessary.
• Possesses advanced knowledge of the organization, industry, and functional discipline.
• Extensive understanding of technical areas derived from experience, applied to complete and/or oversee assignments.
• Knowledge of building equipment, codes, and systems (HVAC, plumbing, and electrical) in healthcare facilities is essential.
